1. The size of the house is approximately 130m2

2. Plot
Price from the city => €85,240 (incl. development contribution, sewer connection, and surveyor)
+ 6% real estate transfer tax => €5,114
+ 2% notary fees => €1,705
==> €92,059
So this point should be complete to my knowledge...!?

3. House
What might still be missing for the house, I still have to discuss with the architect.
But I think if anything, only leasehold work, construction water, construction electricity + meter might be missing.
For the outdoor facilities, I am estimating about €15,000 for now.

4. Calculation
So I come to the following calculation:
Architect-house €245,000 (list of items see #10)
Plot €92,059
Additional incidental costs €5,000-10,000
Interior fittings: €30,000
Outdoor facilities: €15,000
==> €392,059

Minus:
€120,000 (current house)
(20-)25,000€ own capital

==> €247,059 max. financing

I see your remark that I would not respond to any question on the 5 pages a bit differently.
However, I will pay even more attention and try to answer the questions asked.
Maybe the problem was also that the questions were sometimes not clear to me as an "amateur" and/or were misunderstood....
Therefore, please don’t be too harsh with me.... ;)

Earthworks can become very expensive - ok, you don't want a basement, but there is still a small cost trap here.

The quotes from the shell builders were between 8-12 thousand euros net - I have now assigned the "trade" myself and am paying around 3,500 euros... the estimate was 7,000 euros.

Maybe overlooked, but can you sell your house quickly for that price?

Costs for purchasing the land seem reasonable in my opinion.

Insurances, surveying after the construction, ... You wouldn't believe everything that has to be taken care of (paid). Besides, it is still an estimate. It can also be off. Such a buffer should be available for an architect's house. You won't get a fixed price here.

The surveyor comes more often. The first survey, which is necessary for the sale, will be included in the property price, but not the other two surveys concerning your house. You will have to pay additional construction costs, just like everyone else. Add them up; if something is included twice, that’s not a problem either, because you will spend that money anyway... and even more.

yes, we will get rid of our house "quickly."
The buyers are already waiting for us. This is one more reason to get started quickly, apart from the offer from Interhyp (deadline for this is 17.04)...
The stated sale price is the minimum; possibly a bit more (+/- €10,000) might come out.
