Hello Martin,
Admittedly, I slept quite poorly because I actually expected lower "costs." Roughly, our house would cost about €300,000 according to the timber frame house manufacturer we visited yesterday.
Comparable providers – also from timber frame construction to solid construction – result in similar costs; often the prefabricated house segment is even more expensive. This is not because they want to "strip" their customers, but it arises due to the system.
Stairs up to the attic
Only possible if the diameter nominal (DN) and position of the stairs allow it.
approx. 140m² 1.5-story simple single-family house with small bay window (maybe that will be omitted)
Fireplace
Triple-glazed windows all around (with increased burglary protection downstairs)
Electric shutters everywhere
Floors installed everywhere (my wish was PVC, bathrooms tiled)
Main WC upstairs with shower and bathtub
Guest WC downstairs also with shower
Garage approx. 5x9m with 3 doors (front, back, access to utility room)
I expect a total sum of approximately €350,000. Then the house is already equipped with a kitchen and the garden is somewhat in order. It will be a timber frame house and most likely a KfW 55 house.
Built solidly, roughly the following sums would arise:
Land: TEUR 73
Single-family house 140 sqm according to Energy Saving Ordinance: TEUR 220
Chimney draft: TEUR 3.5
15 electric roller shutters, up/down switches: TEUR 4
KFW 55 – consisting of different stone external wall, controlled residential ventilation with heat recovery, and insulation under the base plate: TEUR 8.5
Expert supervision: TEUR 3
So far: TEUR 312
Masonry garage 5.00 x 9.00 m including FH door T 90: TEUR 25
Painting and flooring works in EL: TEUR 20
Exterior works in EL: TEUR 10 (only the essentials)
Kitchen: TEUR 10
Reserve for extras: TEUR 10
Additional construction costs: TEUR 40
Estimated all in: TEUR 427
The offer of a reputable timber frame provider will hardly be lower
Rhenish greetings
