Bungalow floor plan ~16x9.5m (outside) on 1000m² with existing old building

I couldn’t even tell which property is yours. Now they even want to see a terrace here?

I don’t know about others. Of course, you can talk about the bungalow and I think Yvonne is doing great. But as an interested reader, I keep asking myself, what is actually allowed on the property? The floor area ratio and especially the plot ratio are very much missing here. Has the OP already thoroughly reconsidered his possibilities? What is the existing situation in terms of height? Are all the buildings in the area bungalows? If not, is the bungalow with 2 children’s rooms and all that really the best solution here? The placement of the house doesn’t even seem 100% fixed yet, and people are already talking about wardrobe sizes.

Maybe I’m missing a piece of the story, since this is already the second thread on the topic?

No, the terrace should not be visible, at most just imagined once.

The requested information (except for Floor Area Ratio/Plot Ratio – I don’t have those, and I am still looking for ideas for a floor plan –) can be found in the initial post. The first attached image and the description make it clear how the floor plan is to be oriented.

Next time (when I also have information on Floor Area Ratio/Plot Ratio) I will optimally sketch everything into the plot. I also have to learn.

Mmh. Maybe you could still briefly tell us why it absolutely has to be a bungalow?

Advantages of a bungalow
- everything on one floor (age)
- space on the property
- advantage of a low roof with regard to possible photovoltaic retrofitting + maintenance

Floor area ratio and plot ratio as well as possible number of storeys are already essential basics for such thought experiments as we are conducting here together. I would also not so lightly exclude the examination of the existing building stock for inclusion / extension / additional storeys. Imagine someone is pondering over the squaring of the circle, while in reality they have a triangle

I think I need a break first, as ant11 partly rightly pointed out, I notice that I am too complicated/rigid.

Perhaps I should consider changing the external dimensions – even if this involves an additional cost – to gain further options.

Nevertheless, I would like to briefly present my favorites here in the post/thread – conclusively – with pros/cons, and perhaps there may still be one or the other opinion.

Plan orientation: (plan right) North ->
Access/Supply: West

Variant 4.1
+ in my opinion optimal room sizes/layout
+ living room with a length of 5.3m provides spatial depth
+ vestibule/wardrobe/hub as a good layout compromise

- supply lines come from the west
- living room orientation/layout of the windows not yet clear


Variant 4.2
+ large living room/kitchen
+ orientation/layout of windows in living room-kitchen
+ larger bedroom
+ larger bathroom

- unclear how the hub works
- unclear how the rectangular 'living room-kitchen' feels
- supply lines come from the west

Variant 5.0
+ utility room in the west (supply lines from the west)
+ all "wet rooms"/service rooms in the west
+ huge living room+kitchen
+ even larger bathroom

- very long hallway in the "private area" [ ~7m ]
- tight/sufficient sizes for bedroom/children’s room
- sure to need columns for the statics
- unclear how a room of almost 50m² feels
