I agree with Yvonne, the first draft was better. I just find the entrance area somehow disharmonious. Actually, you would expect the front door from the side (and mirrored once), but there is too little space on the property for that. Maybe the staircase is just too massive.

We have refined the bay window floor plan together with the new general contractor and I wanted to show you the result. I have partially incorporated the feedback I received from you. The bathroom has now moved from left to right, which was a request from the general contractor. We have somewhat opened up the hallway on the upper floor by adding the bend. We have not yet furnished the children's rooms and the office; I think you can work with the rooms as they are. If it turns out that we use this floor plan, I would take care of that. The office is intended to serve as a bedroom later, so I did not install a floor-to-ceiling window.

The neighbor's terrace is to the east from the neighbor’s perspective. See also the blue circle. Therefore, I would refrain from a wrap-around terrace on the west side or at least no terrace with a roof in this area. A narrow “strip” is not excluded. For example, for a bench. The terrace with a roof and seating area will be behind the bay window, which unfortunately costs some light to the dining area.

The bedroom was criticized, is it okay like this now? We do not necessarily need a walk-in closet.

I would probably still install a lift-and-slide door in the bay window and I am wondering if a normal window like in the kitchen might also be sufficient instead of the floor-to-ceiling window behind the couch. What do you think?

We have not found a solution for the entrance area because the plot is too narrow. But I don’t find that too bad either.

I think the bathroom with the T solution is really nice.

I like the house and could well imagine building it. How do you like the house or are there still things that should be changed?

I also find it solid and not wrong. What I would still change: the way from the kitchen to, for example, the car is annoyingly long for me through the one double door. I would actually install 2 single doors - one for the living room and one for the kitchen. The use of the basement is too unspecific. What should go in there and do you perhaps need anything like water, sewage, electricity, internet, or similar for it?

Kitchen door aligned with the entrance door, kitchen furnishings neatly defined and no placeholders used, proper windows planned in the basement. Living spaces should also have natural daylight, no casemate view.

I also find the path to the kitchen from the car too long. I had already considered installing a second front door into the pantry but then decided against it. Actually, I planned to put a refrigerator (side by side) where the kitchen door will probably go. But you are right, it is quite annoying.

Basement use would be as follows.

Basement ready for living 3 - utility room + technology + washing machine + dryer Basement ready for living 2 - storage room, classic basement Basement ready for living 4 - playroom, hobbies, ... Basement ready for living 1 - room for my wife

At the moment, I only see electricity as necessary in the basement. We don’t need water, sewage, or internet. The entrance area in the basement will be heated with underfloor heating. It should not be a living basement even if it is marked as ready for living on the floor plan.

Yes, the way from the car to the kitchen is really far.

What do you consider proper windows in the basement? I don’t actually want to give the basement such a high priority. If you want the basement ready for living, it really needs more than those mini windows. For me, a "potato cellar" is sufficient; from my point of view, the rest of the house is also big enough.

Not planning the basement in more detail always carries the risk of regretting after 2 years not having installed a specific cable or pipe. Therefore, the urgent advice is to install one or two well-dimensioned empty conduits.
