The development plan is a joke.
Who plans a detached single-family house on 225m²?
If they had planned three terraced or at least linked houses on the three plots, there would still have been some garden on the west side.
So there is practically nothing left if you also want a terrace.
Honestly, with the (imho still quite moderate) land prices, I would look for a larger plot.

But on the topic: if you do it, then definitely with a basement, for me there is no discussion at all given the plot size and the planned family arrangement.

Thank you for your assessments. I confirm that the property is 15x15 in size. And yes, we would have wished for something bigger as well, but apart from that, the concept and location are optimal. There are currently no other affordable places available.

Oops ... somehow I looked at it the wrong way. Therefore, I agree with Katja's approach from post 36:

Because on the plot in question, it looks as if the side area is actually allowed to extend beyond the building envelope line to the west. This is not the case with the other plots.

However, the house is probably only allowed to be 10 m deep - right?

225 detached is really ridiculous. Well, no garden - then you just have to properly green the terrace and the roof terrace on a large scale, I would have large planters on the roof terrace included in the statics right away.

sorry, if I separate from my husband, my daughter is already on the waiting list *lol

Regarding the floor plans, I'll wait until something comes up - otherwise I don't like basements because personally I'm terribly lazy and there are too many stairs for me. With 3 children, I would probably like to include the space though.
