That is an option. Then the idyllic privacy in the garden would be gone due to neighbors on the left and below. Also, about 20 m more distance for the line and access road would be added, where I already see problems with the floor area ratio.

then you have already thought everything through, you must decide for yourselves. Even if all the houses are at the front, everyone can still look into the neighbor's garden from the first floor

I would move away from the 9 x 10 meters. The 10 meters in width don't do anything. You can see that clearly at the garage. Additionally, I would try to get some distance from the neighbor in the west. Regarding a garden area, one should consider whether to divide it into sections and design it nicely (north and south) or just have a loft, basically a football field in the north.

We have been pondering this for a while. The orientation of the property is not optimal but we are glad to have found something at all. The location is ideal for us. I am a fan of clear structures and not too much frills. That means one main garden, where there should also be space for a trampoline, sandbox, swing, etc. That only works with the "soccer field" variant. What would you take instead of 9x10? Since we are building without a basement, we can hardly become smaller without losing rooms :(

Of course, wrong approach. If you already have a tricky plot, the house must be planned according to the plot and not the other way around, where you buy a house and then somehow force it to fit. Moving walls around hardly helps either. 130 sqm without a basement for four people is already quite tight. It shouldn’t be a standard layout then.

No 10 in width. But to be honest, I also have to say that I can’t deal with the line drawing and apparently rough, estimated dimensions of the house (9.51 is not 10) to give tips or advice. I also can’t see a difference for exterior walls at 49cm. Especially when you don’t have much space available or the plot’s limitations explain its finiteness for a normal single-family house, you have to refine the design very precisely to 10cm, be open to possibilities, but also plan buffer zones: plaster thickness up to garden fence, corridors in bedroom and dressing room... according to your information, for me, even a dressing room and bedroom wouldn’t work here... Then please say which house and which provider it is. Then you should first plan 10cm for a fence and another meter for a hedge... with your computer line drawing, nothing can be planned precisely and the viewer does not get a sense of the plot size. This also applies to the owner and planner. A vehicle also does not measure the same width as a carport, so you should also plan a path between car and house... Then a closet is probably enough, saving you the search between utility room and pantry. Of course there will be garden! Appearance or semblance is not approved, customary rights are not approved, nor are two parking spaces without turning possibility with hammerhead access at all worth discussing. I strongly advise you to buy graph paper tomorrow and accurately redraw the house with a pencil. 1 millimeter = 10 cm, this then also includes interior walls or about 2 mm for load-bearing walls. And then exact dimensions including outdoor areas, parking spaces, turning circle. At the moment, I only see a major frustration and misplanning regarding the vehicle fleet, which will lead to much displeasure due to frequency, duration, and thus reduced use of the plot. The resale value will also decrease because of this... Meanwhile, as already mentioned, you show the original design.
