The rooms living room and kitchen are very narrow: this could give a poor sense of space. This is due to the strange staircase position, also the cut-off of the corridor on the upper floor. I also find the dressing room in the best "part" of the house questionable, as well as the calculation of 230,000€. Where are you building? Sorry, I can't see that with Tapatalk :( I am also missing the north arrow on the floor plan...

Yes, I would also like it to be a bit wider, but unfortunately I don’t see another option, otherwise the passage from the hallway to the living room would become even narrower. It is currently 1.10 m.

Yes, a concrete staircase and the storage space under the stairs is accessible through the utility room.


Unfortunately, another staircase is not possible because otherwise we would not be able to reach the bathroom upstairs. In our previous floor plan (see attachment), the bathroom was in the dormer where the dressing room is now, but many told us that the bathrooms should be on top of each other because of the pipes. Furthermore, a walk-in shower would not be possible because the slope for the pipes would be too low. I didn’t want pipe casing through my dining/kitchen area.

We had the house priced according to our wishes by our construction company and they came to €230,000. We are building in Brandenburg.

I don't like the tube-like shape at all, especially in the living room.

If no separate space for the washing machine and dryer is planned, the utility room on the ground floor is tight. It works, but it gets cramped when you have to handle laundry there. Plus, it's annoying to always have to go through the kitchen with the laundry basket...

The upper floor is again the typical misplanning. The child's room is 11.5 sqm, the sleeping area takes up 20 sqm. In addition, the dressing room has what is probably the nicest window facing the terrace/garden, in my opinion quite a waste of a valuable room.

What is your knee wall height? I would also initially doubt whether the beds can be placed comfortably as shown.

OK I took the knee wall from the drawing, at 1.25m that of course fits.

I really like the first floor plan... I don't get the impression that the living room and kitchen are too narrow. I also think the children's rooms are fine. We all grew up like that, right? And I imagine the bedroom with the view in the open dressing room to be very nice. And I also like slightly larger circulation areas.. So I think it's great. :-) Best regards Steffi.
