Is a house for a total volume of 400k still possible at all?

I don’t understand: the OP is talking about hill excavation, not filling. Danwood I find good. At least the bungalows. But they charge cash for everything. Have you calculated the foundation slab and transport? Porta potty, container... However: be careful with the hillside: if there actually is one, then hopefully you haven’t signed a contract yet.

So yes, these costs are included in the offer. Nothing is signed and won't be, at least as long as the land doesn't belong to us yet.

Attached are pictures of the property. The red line is supposed to represent the “level” surface where the house will later stand. In the first picture, you can see it from the front. Up to the red line, it is about 5m with a height difference of 0.6m. If that is excavated, we will be at the same level as the neighbor’s ground floor and his terrace. The second picture is taken from the left side. There is definitely a slope. If everything is excavated there, on the left side you are about ground level and on the right side there remains about 0.6m of slope (as seen from the front). Behind the property (when looking from the front) there are paved parking spaces that are about 2m lower than the hill. This means that if we excavate 2m at the back, we do not need to support anything there because there is nothing. However, I agree with you and am grateful for the advice that we have to make sure the house does not slide forward in the end (that’s what the foundation is for, right?). As I said, we are doing this for the first time and the property really is a very, very good price. I just worry about driving by there in 10 years and saying that you could have built that :(

He wants to remove the hill and then embank further down. Because of that, you need a retaining wall. Look at the picture in #131

Never. That's about 4 m height difference, more or less. Civil engineering will be expensive, one way or another.

Expensive means? Beyond 30k? So better to have a utility basement after all?
