Is a house for a total volume of 400k still possible at all?

Almost everything is still unclear, but if "Urg Gelände" corresponds to a floor difference, I would definitely include the basement as living space in a plan. Sitting right now in the basement in the office [ATTACH alt="IMG_20201111_111026.jpg" type="full"]53406[/ATTACH]

Well, I don’t conclude anything I’m not convinced of. Also not until I have spoken with enough "experts." I will now first talk to various civil engineers and see what they advise me. Still, I don’t really understand the aversion to the utility basement. The option to integrate it properly over time is there, provided it is properly prepared beforehand. Additionally, I am currently gathering all costs as well as a list of our wishes. By now, I am already away from the 400k because that simply isn’t realistic. Therefore, we will now see where the journey takes us.

So I find your considerations understandable. We have insulated the basement from below and from the sides. We are already planning to finish the basement as a normal basement, BUT: If during the construction phase there are still nasty surprises, then the basement simply won’t get screed, no significant electrical installations, no expensive staircase, no plaster, no floor covering....

I have no aversion to a basement. I just understood that you have to watch the costs. And the idea of installing a cheap basement ([Mehrkosten]) instead of intelligently connecting the living spaces to the terrain is more expensive and not necessarily better. Moreover, I gather that you currently have no use for the utility basement itself. For that, 40k is also too expensive. Therefore, my recommendation is that you free yourself from the standard.

With the steep slope, I would also use the basement as living space and save upstairs for that. My parents once had a hillside house where the
[KG]: 2 nice children's rooms with terrace, toilet
hillside side: utility room and workshop
[EG]: living room, kitchen, bathroom, parents' bedroom
one side with balcony, hillside side 2nd terrace
[OG]: initially unfinished
later then office, guest room, 2nd bathroom and
storage space.

This way, you save the attic overall and can do the [OG] gradually.
The garden was completely divided into 2 levels.
I thought the house was great ;-)
