Is a house for a total volume of 400k still possible at all?

We will most likely end up at 400,000, but with 138 sqm of living space. We should mention that my father-in-law is doing the electrical work for us, and we only pay for the materials.

Is the 400k now including or excluding the land? I haven't done it myself yet either, but would say that a house alone with 150sqm for 400k is doable. Calculate 2,000€/sqm. You're at 300k. Plus 50k ancillary building costs, 20k for kitchen and floors, and then another 30k for landscaping, carport, and the rest. It's tight, but it could work. BUT if you have already included the land costs in the 400k, then I see black. I just had this discussion with a colleague. I told him that a 140-150sqm house today including land is usually no longer doable for 450k. (aside from Vorpommern or Brandenburg)

No no, the land is excluded but so far we have two offers for a detached house. The 2000/sqm is quite close but the rest is not. This is probably due to the earthworks on our side, which are around 50k. So far, however, only one offer has been obtained. I hope we can still get a little more out of it here. But it is difficult when you are not familiar with the subject. And since it forms the foundation for the house, we do not want to entrust just anyone with it.

We are currently building in the Düsseldorf region (left bank) and trying to land at 350k for the house including ancillary construction costs with 148 sqm of living space. However, we have relatively uncomplicated soil (about 20k for earthworks). We are building with Town & Country. It really depends heavily on the respective license partner. Our partner does not pamper you. You have to be pretty knowledgeable about various construction-related topics and be able to set up the budget yourself. For that, this forum is a good help.

Otherwise, we are extremely disciplined when it comes to additional equipment. That sometimes really hurts. Anyone who has always dreamed of owning a home and has collected design ideas for bathroom and such over the past years and now finally wants to realize them will not be able to keep the budget. If you can restrain yourselves up to the pain threshold, you can also land at a 400k house price including ancillary construction costs with 50k earthworks.

But really inform yourself about everything beforehand and don’t let the house seller do the calculations. What do the utility connections including earthworks cost? What does the drainage cost? Calculate a more expensive preliminary laying of the power connection for construction power, etc., etc.
