Is a house for a total volume of 400k still possible at all?

stop generalizing all the time. Everyone can rent a wheel loader. Recently, we also distributed 50t of filling gravel around the house and the future terrace. With the 200t of topsoil that is already here, we will do the same in spring.

Sounds like a good plan :) The crucial question is also what you CAN pay and not just what you WANT to pay. We had thought at the very beginning that the project could be realized for 100k less, but unfortunately, that was not the case. It is still worth it for us, and we will manage it.

Actually, I wanted to say that you should also always take a look at the user who posts something like that, because there are some who like to puff themselves up here with high numbers... However: if someone includes a double garage and a patio roof right away in the calculation, they may not be calculating foolishly, but things certainly don't look tight for them. ...something What do you actually think when you choose a nickname that starts with Hausbau in a house building forum? Tip givers and question answerers have their problems with that...

The garage is not included in the costs of the exterior facilities. You could argue about the terrace roofing, but in my opinion, rather not; the garden lounger is also not part of the exterior facilities. Just like the furnishings and kitchen inside are not part of the construction costs.

In which year? Our gardeners were on site for 700 hours and were really hardworking. Just that alone would easily amount to the 24 thousand euros in personnel costs. But no machine or stone has been paid for yet. Also no planning costs.

We had offers from 50k to 80k. Big range. Of course, no garage or terrace roofing is included there, as that has nothing to do with outdoor facilities!

So I'm rather surprised by such prices, especially in Bavaria...

700h... In our case, that would be 12 Saturdays (me, wife, fathers-in-law, buddy). Buddy works in road construction and supervises the paving work.

If I assume that we need at least 50% longer than your experts, then rather 17-25 Saturdays. Since we are spreading our outdoor landscaping over 2-4 years, I don't see a time problem to manage that in EL... You also do some work during the week.

And if it takes another year longer.... Doesn't matter. We have no problem if after leveling the soil only grass is sown for a few years.
