Is a house for a total volume of 400k still possible at all?

In fact, so far we have only found one general contractor who pointed out many additional costs to us, such as moving forward the temporary power supply or drainage. But these costs arise with every company; unfortunately, no one tells you this.

With some general contractors, the construction power supply, portable toilets, etc. are also included in the scope of work description. With our soil report, our general contractor very precisely predicted the earthworks including drainage, or helped the builder with a slightly overestimated calculation to create a small buffer.

If some topics are not quantified by the general contractor, it may also be that they are included in the price. Most general contractors are not inhumane after all.

Certainly not, but I have not found any Good Samaritans in this industry either. ;) Therefore - as always: What is not listed will not be delivered/taken over, and since the GC/MA is not obliged to provide a complete list of all ancillary costs, this part is sometimes treated very neglectfully.

I would definitely get everything that is not listed in the construction and service description reconfirmed. With our main contractor, many things went in the direction of "We didn't list that - it's normal that this is included." In talks with other main contractors beforehand, when we hadn't decided yet, the case often came up: "that's the builder's responsibility, that's why it's not listed" :D

Here in the forum there's a pretty good list of [Baunebenkosten].

Take it to the [GU] or check it off yourself based on the [Bauleistungsbeschreibung].
Determine the costs for everything that is not included.

Every builder has to do the homework.

Many don't. They very often end up with additional financing and accuse the construction company of being unreliable.

We have now also read 2-3 negative reports from fb users about our company. In all of them, the frustration was clear that they were informed late about construction-related costs. They hadn't even bothered to read the contract..most of the construction-related items are listed there again.
