Is a house for a total volume of 400k still possible at all?

Whether that’s a tiny cabin for you or not is beside the point, even though I didn’t expect much more from you than to rate it that way and comment accordingly.
There are simply lifestyles that don’t require 200m².
If on top of that the plot is gifted by the parents close to the city center, and the personal financial conditions are such that she can pay it off on her own, then it’s probably well and carefully considered. So you can comfortably save your comment along the lines of "Poor people’s mini house isn’t worth the money." :rolleyes:

As if the advantages of a house as property only apply starting at 200m²...

@TE: What I originally wanted to point out with that: 400k are possible, but without a basement, as already noted by some others here.

It is amazing what kind of dynamic this debate has triggered. Yes, by now it has reached me as well, and if we really decide to build, we will then forgo the basement and look at how we can accommodate everything otherwise. It was important to me to examine this topic from all sides before giving up on something. In any case, thank you very much for the impressions. Should the construction go ahead, I will certainly ask one or two things here again. And maybe I can also answer a few questions about it in a few years :D

Even if the money hadn't been enough for the house and the basement, you would have just built the basement with a shed on top and lived in the basement, right? The main thing is the basement :p

My parents built with a basement, my parents-in-law and my grandparents did too... Therefore, one thing was clear to us from the beginning:

-> we are building without a basement.

- My grandparents used the basement for washing clothes (still by hand), storing potatoes and coal, and for the heating.
--> since we no longer have these conditions, this use case does not apply

- My parents have the large oil tank and the heating in the basement, a storage room, and the "washhouse" with washing machine and dryer
--> We only have a small gas boiler that fits perfectly in a utility room
--> As a child, I hated having to run down to the basement for every bottle, to bring down laundry, etc.
--> Hobbies would not be fun for me in the basement
--> The workshop is basically just a tool storage because it is always needed outside or upstairs anyway
--> the only thing I would say is "nice to have" for me would be a cool storage room, but not for 80k€

- Parents-in-law have a damp basement and apart from drinks, washing machine, and dryer, it is unused... great

We preferred to build a bit larger above ground. The "basement features" are distributed in our ground floor and upper floor
- non-perishable supplies and drinks go in the room under the stairs
- In the utility room there is still space for a large cupboard and a fridge/freezer combo
- Gas boiler is also in the utility room
- Workshop goes in the large shed in the garden

The basement is really cool already, with lighting and heating it is fully functional living space, simply a hobby paradise, whether sports, movies, or crafting :D

First of all, I did not mean to offend you. Secondly, I believe that is not the case. Many advantages only come into play from a certain size, but of course not all. And there is quite a difference between 130 m2 without a basement and 200m2 with a basement.

For me personally, a 130m2 house would be nothing; I would always prefer the large apartment.
