Is a house for a total volume of 400k still possible at all?

That will become clear. Write something about the desired equipment. Raffstores, lift-and-slide door, KfW standard, windows, front door, bathrooms shower, tiles, stairs, ceiling height, living area, heating system, chimney, fireplace, photovoltaics, controlled residential ventilation, electrical, etc. The more the better, then you can be told whether 500k€ is realistic and how much of the 500k€ should be allocated to the exterior facilities (garage, carport, driveway, terrace, roofing, etc.).

For example, Danwood Point 128 (approx. 130m2, KfW 40, air-water heat pump with geothermal drilling, knee wall raised to 2.00m, electric roller shutters, chimney, underfloor heating, photovoltaics preparation, usable basement but with technical room if possible, ground floor windows burglar-proof RC2+P4, front door unknown, basic sanitary and electrical installation, bathrooms and floors as self-installation, interior doors self-installation, glass corner on the ground floor means 2x3m windows in a corner area. Ceiling height 2.4m-2.5m. No garage for now but earthworks prepared for garage and terrace. I can't think of anything more for now.

So after consulting with the architect as well as another civil engineer, we will now plan with a basement. Supporting for a slab would unnecessarily swallow a lot of money. We are now planning with a full-fledged (residential/utility basement) as it is to be integrated into the hill and thus will have large windows in front. After the first house offers, we are still stuck with Danwood and would ask you to take a look at my cost planning. Thanks in advance.

I know that apart from the terrace, no external landscaping is planned there. Now the question is whether this is realistic so far. Thanks!

For the basement and the house, do you have a concrete fixed price offer? For our basement, we had several offers and none were as cheap. And we have neither a white tank nor really living space.

The additional costs I find plausible.

I find the outdoor area extremely underestimated. What about paving the house entrance? What about carport/garage? We calculate the driveway with 10k. The garden on the slope will also not be cheap.

The soil survey costs us €2,000 – I would check that in advance – but it could also be regionally influenced here... No idea how much it costs in other federal states.

Regarding your house price of €300,000 --> At first glance, I would say that this will not be quite enough for you... I find that calculated very, very narrowly and suspect that another €30,000 to xx,xxx will be added on top, depending on what else you want.

If I subtract the increased square meters, ventilation system, garage from our house, I come to about €380,000 – and we really have no extreme special features or anything like that. Also be sure to read the construction and service description very carefully here and see what else is missing or what you have to add on. €30,000 sounds like a high contingency margin – but it cannot be particularly high if the house only costs €220,000 – not much can be included then...
