Is a house for a total volume of 400k still possible at all?

In my opinion, the plot also clearly calls for a basement.

???? You are talking about 2 floors plus a usable basement... suggested, even right at the beginning, is a single-story house with a basement for living.

If budget is the issue then 2 stories + utility basement is off the table anyway?!

But have you really taken out the sharp pencil and calculated 2 stories plus slab and the associated earthworks with 2 stories without a "basement" but including an "UG"? I don’t think so, that should be an interesting calculation ;)

Sorry, I misunderstood the Wohnkeller, thought it was a full basement and then the 1 1/2-story house was meant on top of that. So Wohnkeller would mean first building the basement as a living space with solid construction and then the single-story prefab house on top?

No, you’re not separating it but building a "normal" house with the slope, you integrate it into the topography. Like for example this.



With a clever floor plan, you can make it very bright at the bottom, in this example the technical facilities go into the slope on the left, they don’t need a view. Why a prefabricated house? That should be planned by an architect for you and executed by a solid construction builder, prefabricated house providers usually fail with slopes...

Ok, I understand, but just to note again from my side, if the UG is supposed to be the cellar, then the UG would be below the street. So I would have to go down from the street to the house entrance. This would be about 0.5m lower than the street then. I will take pictures from all sides in the next few days so that you can get a better idea.
