Is a house for a total volume of 400k still possible at all?

I don't understand you: Your initial question with the headline "is it even still possible" already implies that you have doubts: so why do you then have wishes that really go into the EXTRA. I mean: who even has a media room or hobby workshop? Do you even have the hobby or does one have a workshop because grandpa also has one? And does one have a laundry kitchen because grandma had one? And in the end grandma would certainly have liked to have the washing machine next to the bedroom because the stairs are quite exhausting. But back then people just didn't see it that way yet. You have to know, if you walk through life with open eyes, that this somehow has to do with nice-to-have, where the best thing is to inherit first or save up properly?

I really can’t understand how you can build a house without planning a workshop. That’s exactly why I build a house, so I can arrange everything in and around the house the way I want it. You need some place to do handiwork after all. Just out of curiosity: how do you dry the laundry if the washing machine is upstairs? Then it’s always only the dryer, otherwise you have to carry it downstairs again. And just my opinion: Most people have way too little exercise anyway because of their jobs. A bit of stair climbing won’t hurt, it keeps you fit :)

Honestly, I don't understand the point of a multimedia room in the basement. Why not just plan the living room that way?

My sister was still building last year.
130m² over 2 full floors, with an architect and individual contracts.
Without [Grund] they end up at about 350k.
But without a basement.
Instead with a kitchen, outdoor facilities including concrete walls, balcony, and carport.
So all-inclusive.

Crazy to spend so much money on such a tiny hut without a basement and garage. That would be the point for me to say I’ll give up and rather rent something proper. I can only agree with KingJulian 100%. At some point it stops being fun when you have to do without so much.

We spend even more on our tiny cabin – and are totally thrilled about it :)

Doesn't sound that expensive now, all included.

The basement was really the last thing we would have given up. Only if no other house is possible.
For the price of the basement, we wouldn't have gotten another 100 sqm of space either. If I now also calculate the costs of the inevitably larger house you then need, it is, roughly speaking, a zero-sum game.
