Is a house for a total volume of 400k still possible at all?

I can’t say anything about the outdoor facilities with the retaining walls in the hillside area – but the prices seem quite steep, so I would be careful in your position.

We are currently deep in comparing offers for the double garage, or rather, we have already made a decision. You’ll get there with 24k :)

Okay, interesting, what kind of provider is that then? We had 3 offers from prefabricated house providers and it always came down to at least 28k. So 21k for the garage with gate, door and window, 6k for the foundations, 1k for drainage connection and electricity. With building the walls ourselves and roofing ourselves, we are now somewhat cheaper than the prefabricated garage, but still enough.

So if we go for an extension, then 500k is the limit. With a usable basement and own contribution, we were at about 450k including everything (if the earthworks would stay at 25k). That left 30-40k for further unexpected earthworks with the usable basement idea. If there's anything left over, we'll put it into the basement expansion.

In which price range are you then?

That will become clear. Write something about the desired equipment. Venetian blinds, lift-and-slide door, KfW standard, windows, front door, bathrooms shower, tiles, stairs, ceiling height, living area, heating system, chimney, fireplace, photovoltaics, controlled residential ventilation, electrical, etc. The more the better, then someone can tell you whether 500k€ and how much of the 500k€ should fall on the outdoor facilities (garage, carport, driveway, terrace, roofing, etc.).

When doing it yourself, it's not quite so easy to say, bought something here, then there. It's also hard to say how much of the earthworks were for the garage.
But it was probably at least 27k, although larger than the alternative prefabricated garage.
The foundation and slab were done by the construction company, the earthworks were not free either, carpenter for the roof, bricks, snow guards...

We had a MUCH more expensive offer from Zapf than you, but there are of course differences between double garages and double garages.

Would be interesting to me as well. We had alternative offers from several prefab house providers, but with none would we have ended up under 400k for our 160 living area with basement.
