Is a house for a total volume of 400k still possible at all?

It's difficult because you can't just make a house 10 m² smaller like that. That also has an impact on the room layouts, etc. So I claim that even with a basement, my house would have remained at least 150 m² (now 162).
Because the price above referred to a usable basement, so you could actually only have really downsized the utility room. And the home theater with radiators or something else would have had to be built out by yourself.
An office or something like that would not have been comfortably possible there.
And excavation work on top of that.
So let's say 10 m² less would have been 13,000 EUR (about my surcharge from 150 to 162) less. That is, with some luck, the additional excavation work plus removal + disposal costs.

So what came out with your basement? It didn't come to a resolution in your previous thread, did it?
What does your basement cost and has anything really been done there yet?

Yes, I have 2 offers --> 175 m² without basement and 160 m² with basement. There is now almost exactly €40k difference with a waterproof basement. We also only have a utility basement. However, we thus exchange 15 m² of living space for 80 m² of utility space. No, nothing has happened yet. But we have a fixed price, and the costs for the excavation are also included in the price. We have 3 different offers from civil engineering contractors, all of which we have calculated "upwards". Soil survey also done. So not much should happen here :)

With excavation, but also including removal and landfill costs? I don't wish it on you, but often there are surprises.

I'll rephrase: if I had 80 TEUR more, I would have put it more into the house's equipment.
If I had 100-200 TEUR more, I would have preferred to buy more land (but first I would have had to find it).
I would have built a basement if I had 250-300 TEUR more.

Yes, as I said... everyone values different things. For us personally and for our planned future, we see an enormous added value here.

-Even if I had 100k more, honestly I wouldn’t want more equipment in the house.
-It wasn’t possible to get more land (like probably many other builders, we had to be very lucky to even get a plot).
-And now we come to our basement :)

Yes, our earthworks completely amount to 32k. So it’s not exactly cheap either :D Alone the landfill costs are 17k.

Exciting basement discussion. Controversial, just like 40 years ago. Even back then, the basement had become a dispensable extra to reduce costs. Garage, garden shed, and workshop served as substitutes. The difference in the past was simply larger plots of land.

If it is affordable, a nice, dry basement would have advantages for my lifestyle. Is it indisputable? Certainly not.
