Is a house for a total volume of 400k still possible at all?

I think I have written to you before, but in my family there was also exactly such a house on the hillside.

In the hillside was a workshop and the technical room.
On the open side 2 children's rooms with terrace.
Upstairs was the master bedroom with balcony, bathroom, living room and kitchen with also a terrace on the other side. It was a great house.

Yes exactly, you mentioned that. As I said, we will now examine all options closely and possibly increase the budget again and build with a proper basement after all. This then also has a certain value. But first, go through all the options!

Of course, it depends on how much you can still increase your budget. We definitely come to over 450k without land without the roof and with a lot of own work. So you will have to significantly increase your budget. Where does your "pain threshold" come from?

So if we increase the budget, then it ends at 500k. With a usable basement and own labor, we were at about 450k including everything (if earthworks remain at 25k). Thus, with the usable basement idea, 30-40k remained for additional unexpected earthworks. If anything is left over, we'll put it into the basement expansion.

We have already paid 25k for earthworks without a big slope, so you don't have an extremely large buffer there.

Also, I wonder if you have properly calculated the outdoor facilities?
We have many friends/acquaintances who have built on sloped plots, and the outdoor facilities were all around 100k.
Just as input from friends I know:
- Double garage 30k
- Garden 30k (huge retaining wall, fence, plants)
- Terrace with roofing 18k
- Paths/stairs (retaining walls...) 15k
- Driveway (again retaining wall...): 20k
=113k.
They had planned 75k and ended up with an unplanned additional financing of 35k.
At least for them it went smoothly, but not everyone can just add 35k on top...

Unfortunately, I can’t say anything about the outdoor facilities with the retaining walls in the slope area – but those seem to be steep prices, so I would be careful in your place as well.

We are currently deep in comparing offers for the double garage, or rather have already decided. You’ll get there with 24k :)
