Is a house for a total volume of 400k still possible at all?

We purchased our plot (390sqm) for 72k including ancillary costs. Our goal was also to end up at 400k, as prices here are still fairly "normal". Since we are expecting around 40k in ancillary construction costs, only about 290k would remain for the house. We have exceeded that with our 153sqm and are not even done with the selections yet. For electrical work we will have nearly 10k in additional costs and we don't even have smart home or anything like that. We haven't looked at bathroom/sanitary/tiles yet, the offer for the stairs is also not here yet (the standard only included beech steps, which we don't like at all). Exterior work, kitchen, painter and flooring are also completely missing! We currently see ourselves at 450k and that only because we are doing the painter and flooring work ourselves thanks to our friends (plasterers, painters etc.).

The comparison somehow doesn't fit. You can also apply painter's fleece on Q2.

hm, I read something different there. Almost everywhere it said that for Malervlies the walls should/must be at Q3.

Phew, 10k extra for electrical work is quite a lot, especially without smart home. Does your general contractor have so little included as standard? Well, our realization now is that 500k is no longer that much for building a house :(

We stayed with the offered switches, we liked them better than the ones with an extra charge! But the standard is really rather poor :rolleyes:

I can list roughly what we "upgraded."

- About 60 sockets (according to the construction specification 40)
- Socket for a standalone oven
- Socket for a standalone microwave
- 8 outdoor sockets, partly under the roof overhang e.g. for camera (according to the construction specification 1)
- Extension of outdoor power outlets 7 (according to the construction specification 1)
- 5 x TV and network ready (according to the construction specification only empty conduits :eek::eek: and only 2 x, I didn’t even notice that before :rolleyes:)
- High-voltage + LAN connection for electric car charging preparation
- Ceiling spots (not in concrete ceiling)
- Additional ceiling outlets (kitchen for surface-mounted spots e.g.)
- Underground cable for garden lighting and step lighting + separate RCD protection
- Preparation for photovoltaic
- Several light circuits, e.g. there was only 1 switch function for upstairs hallway, but I also want to be able to turn off the light downstairs etc.
- Motion detectors
- The controls for underfloor heating extra slim (the others were really bulky)
- Grounding conductor for satellite system
- Network patch panel
- Power for shower WCs and sensor faucets

In my opinion nothing extraordinary. Offer just under 10k.

Individually nothing extraordinary. But overall, it's the complete package. In the past, all that would have been built up over years. Of course, it makes absolute sense to have many things done during construction – but because of that, house prices also go up. Nowadays, the goal to be "finished" is much more short-term than before.



Ok. Maybe I should clarify: in my opinion, Q2 with occasional sanding/filling is sufficient as preparation for painter's fleece.
