Is a house for a total volume of 400k still possible at all?

Good morning,

this is the description of the basement:

78.54 m2 planning and execution according to the construction and performance specification for the basement, preparation of a stairwell opening in the basement ceiling, including additional plates surcharge, upstand, and shear reinforcement for the construction and performance specification of the basement.

Included are also 2 small windows on the non-slope side location.

I would insulate the exterior surfaces myself with 6-8mm insulation boards. I also read that the floor should definitely be insulated?

Exactly, it would be a pure storage room. Building services would still be on the ground floor, but then we would not need an attic. It would be the question whether I could convert this into a usable basement in X years and which measures would definitely be necessary now (such as insulation). Otherwise, I don't see the problem in a few years with electricity, doors, screed, or perhaps a more expensive staircase down.

Why actually only in a few years? No time for the personal contribution right now? Or no budget left for the material?

Yes, definitely insulate on the sides and bottom. I’m just laughing heartily, you can’t wish for such a useless basement (since it's in shell condition), can you? Do you then want to climb down with a wooden ladder for the next few years? You don’t even have light there and have to go through with a flashlight.

How sloped is the plot? Wouldn't it possibly be more sensible to build a regular living floor in the basement? For example, for bedrooms and utility/technical rooms, and then living rooms on the ground floor?

Actually, we had already planned on continuing without a basement, but given our plot situation, it doesn’t make sense to build without one. Before I invest 30k in a simple slab foundation, I’d rather build a finished, usable basement for 40k!



Exactly, at the moment we don’t want to allocate a budget for it because we have other priorities. If in the end there is money left for it, we can certainly start earlier. Since my father-in-law is an electrician, we will install the electrical system in the short term. But nothing more than that. To make the basement fully usable, we’d have to invest around 30k upfront. And initially doing it just for the utility room doesn’t make sense to me.



The plot is so sloped that on one side of the "basement" we wouldn’t see anything, and the other side would be completely visible. We also considered a sleeping floor in the basement, but at the moment we can’t quite warm up to the idea.

I would honestly advise you to make peace with it. That is the most sensible solution, also cost-wise. And depending on the slope side, it can turn out great!
