Is a house for a total volume of 400k still possible at all?

But you won't say that anymore once you've gotten a bit older ;) But whatever... you don't need stairs in the house for exercise, a walk often does the trick. The workshop is always at the back of the line. Need a circular saw? You can manage without a basement, the tinkering... But none of that helps the OP. He only has 400,000! And according to you, should he now build a workshop basement and a 70 sqm shack? Or what should he give up to make do with 400,000? Kids' rooms? Living room? Or just a workshop above ground - without a house at all?!

There are different solutions for many things. Basement, garden shed, double garage or expanded ground floor area can meet the needs. It’s all a matter of budget, personal preferences, and also the property.

I am still of the opinion that if you have to consciously give up too much and find it difficult, renting is a great option. Or if you are afraid of debt, as is the case with the OP. Not everyone wants or can become a homeowner.

If you are content, you can live well in a small house. I find that admirable, sometimes I wish I could do that too :)

That's what I wrote. It's about the fact that the washing machine, dryer, heating, ventilation, etc. etc. have to be located somewhere. Without a basement, you just have to create space for it elsewhere. Also, I wrote that if there is no basement, then there simply isn't one. But if you want AND can have a basement, I would build one if you don't have a large plot of land. You can retrofit everything later when you have money, even add a floor on top. Only the decision "without basement" is final for a property. But first, it always depends on the personal situation and preference and can never be generalized for everyone. Second, I'm simply a basement fan, but I don't let facts sway me that easily ;)

The x-th basement discussion with always the same arguments.

It's really simple: the OP reads through the pros and cons again in the countless basement threads. Sleeps on it for 2-3 nights and considers whether he really wants the basement.
Completely off the cuff, everyone first thinks "a single-family house belongs with a basement."

If after a few days he still thinks that, he can write here that it's a MUST. The answers will then be pretty clear.
Ergo: no house building. Especially if he lets the opportunity with the land purchase pass by. It won't get cheaper.
Oh, basically with pretty much certainty no house anymore in this life. Existing properties are also very expensive here in the area.

But then that's just how it is and he remains happy. Doesn't seem like he's unhappy now..
