How is the terrace area calculated?

And why is that a problem? I see it like Musketier - it probably saves you from having to dispose of ugly or poorly laid tiles, and if the substrate is right, you can easily apply a new covering that you like. As a prospective buyer, I wouldn't make a big fuss about the price because of that.

It’s about the fact that the square meters are listed as living space in the exposé and the actual size is also shown for the balcony. That means you end up with about 25 sqm less than stated. That’s pretty bold and therefore the question of what to do arises...

I first thought it was about rent, then I could have understood it somewhat. But if it's about purchase, then it's really irrelevant. The question is, is the house worth the price to you as it was viewed? If not, make an offer for the amount it is worth to you. If yes, then accept the seller's offer accordingly.

But then you just don't buy from someone like that. Just as little as I wanted to sell to someone who is looking for ways to retroactively influence the purchase price. And deception is something else. You did see the "terrace." And in case of doubt, you can see from the living area calculation that it is included. If that's not a terrace for you, you mentally make a deduction on the price. If you then don't get the contract with the offer, it was simply worth more to someone else. End of story.

Calculated according to which method? Old calculation from the year of construction of the property DIN 283. Or DIN 277. Or Wohnflächenverordnung. Or 2.BV. The difference alone between the current methods DIN 277 and Wohnflächenverordnung can be up to 40%. So don’t stick to a single number. Just stating the living area as xy sqm does not say anything by itself.
