Hello everyone,
the floor plan now almost corresponds to the recommended "standard floor plans." Therefore, we cannot really understand the last comments.
Such comments are unfortunately not very constructive, especially considering that the floor plan almost corresponds to the Danwood Point 127.4 you recommended.
Nevertheless, moving on...
The technical room in floor plan draft No. 1 is quite small at just under 4 m². However, in draft No. 2, the room is, in my opinion, again too large at 10 m². After all, there is only the heating, washing machine, electrical box, and maybe a shower.
The chimney is, of course, intended for a fireplace in the living room on the ground floor. Unfortunately, it is very likely that it cannot be built on the gable side because the minimum distances to the neighbor would be violated there. Therefore, a place must be found in the middle of the living room where it also does not interfere upstairs.
The kitchen island can either be shortened a bit and/or placed against the outer wall. This way, there is still enough space to walk by. Unfortunately, an L-shaped variant is not an option for us.
The staircase is to scale and taken from the original design.
Attached again is a suggestion for an open wardrobe where two people can find space.
Due to the slope, we would like to fill up the terrain and secure it on the southern border with L-walls. This also corresponds to the solution the neighbors have chosen.
The wording is as follows:
Outbuildings, parking spaces, garages (1) The construction of garages is permitted within the building boundaries with a minimum distance of 6 m from the street edge. (2) [...] (3) Carports may be built instead of garages for parking vehicles. The same regulations apply to carports as to garages.
The curve begins at about 14 m on the north side and at about 19 m from the south side.
The interior layout is still completely open. The matter would be settled if the building application had already been submitted.
Unfortunately, we are not architects and therefore ask for understanding in implementing the suggestions. Of course, we are also very grateful for clear sketches. (The external dimensions are 9.50 m x 8.12 m, wall thickness 30 cm) As already correctly mentioned, this is about sketches, an idea, and the basic layout. We would then like to pass on the final ideas to our general contractor at the planning meeting.
