That would have been the opportunity to add the site plan with a north arrow and slope orientation to the thread. My head already has to do a little somersault and imagine a plan. I'll say it plainly: wrong house on the wrong plot (if I understand it correctly). You have gotten yourselves tangled up insofar as you absolutely want a two-story house, which is not allowed. Then the ground floor is simply enlarged and the upper floor equipped with a roof terrace so that you get your townhouse. That 30 sqm are actually not needed but have to be paid for, that still somehow seems acceptable. But then ignoring the slope, which can well be retained (doesn’t cost the builder’s money), I find overall a shame for the plot. It would be good if you took a look at YOUR plot, dealt with it, and worked with it (the plot including development plan) and not against it. And not just stubbornly stick to something that is not supposed to be. The basic idea here is obvious: a townhouse with a basement and ground floor, where the basement is so integrated into the slope that it counts as half a floor. In the basement then auxiliary and utility rooms, on the ground floor sleeping rooms.

I think the floor plan is great! Just build below street level if you don’t want to fill in. I don’t see a problem with that.

Regarding your questions: Regardless of the important aforementioned topics about the development plan, slope, etc., I generally find the floor plan really good. The living room of course definitely depends on your furnishing; I am less fond of these L-shaped sofas facing into the room. The same applies to these two armchairs there, but you surely have a concrete idea, otherwise I could hardly imagine furnishing given the current window/room conditions. I could well imagine the TV completely outsourced in the guest room. Upstairs, I noticed the WC, which seems very cramped into the corner.

Are the children's rooms on the north side? Unfortunately, I can't really make sense of the plan. I would definitely add windows on the east or west then. I don't like only north-facing windows. The dressing room behind the bedroom is probably desired. Otherwise, it's a nice design, but it's no use if it's too big for you.
