Single-family house - approx. 150 sqm - without basement - Who has ideas? Thanks

A one hundred percent residential use would be so extraordinary that I doubt its permissibility.


I would rather think of installing the kitchen studio there. But of course, it would also have its charm to have storage rooms and possibly even the utility room.


To stay within the footprint of an existing building does not, to my knowledge, make a WA building suitable for a GE area.


Have a building law expert obtain an appealable decision on this; the legal basis must be cited (even the municipal council resolution as such must be covered by applicable law).

If the existing building is indeed a meaningful planning basis, it would be useful to specify number 24 once in terms of the dimensions of its footprint and its cubature (roof shape, slope, eave and ridge height).

The existing structure can be left standing - what would speak against that?



Without a lawyer... uh architect I wouldn’t plan anything there at all At least not the location on the property!

I actually don’t understand how someone doesn’t have the dimensions of the plot in their head

sorry ..... I only know how big the property is ......

The property has not been surveyed yet.

I checked it online once (hope it was correct, Tim-online):

Height approximately 44.6m (left side) - 48.5m (right side)
Width at the lower part approximately 22.8m
Width at the upper part approximately 28m

Building boundary was ignored ......

Hello everyone!

Update:

I have practically shot my architect in the wind .......The reasons for that? I don't want to explain everything here ..........

I want to proceed differently now....I wanted to go to a new architect with 2 drafts and possibly have some things changed.

I have attached 2 floor plans, both of which I/we like ....

For the 1st floor plan, I would only leave 1 bathroom on the upper floor and omit the other, but have the guest WC downstairs equipped with a shower.

With the 2nd floor plan, everything seems fine at first glance .....

Does my approach even make sense and what do you think of the floor plans?!
