Single-family house - approx. 150 sqm - without basement - Who has ideas? Thanks

I really like the living room. I wouldn’t change much except to make the stairs wider. There is space on the ground floor. This would make the bedroom upstairs smaller, but 17 sqm is still sufficient. This would also prevent the passage from "Kind 1" from feeling the way it does now. EDIT: stairs the other way around. 190 sqm without a basement is quite something. How much is this fun supposed to cost?

Thanks for your contribution, I think regarding Child's Room 1 I'll leave it as it is.

Regarding the price, please understand, but I don't want to comment any further. A recalculation was made by our financial advisor, positive. The architect roughly estimated it and said: it fits. A precise calculation will be made this week.

Then keep us updated on the costs. Unfortunately, continuous threads from creators who have a limited budget but want to build big are rare. I wonder why that might be??? For my part, I will share my experience with one or the other critical topic (No-Go's that are always discussed here in the forum) upon completion of our single-family house.

Under €2000/m², this fun is hardly achievable. Backup kitchen. Attic with 50 cm knee wall, stairs, at least preparation for electricity, water, sewage, heating, controlled residential ventilation... This will firmly head towards the 5 at the front. Without land, without incidental building costs.


Some architects are rather quick with their "rough calculations"; after all, it’s not their money.
There are plenty of examples here.

Exactly that is the problem. Such a cost estimate is not binding. If it turns out to be 20, 50 or 100k€ more, you can't sue anyone.

For me, it will be +20k€ more despite here and there .... Otherwise, it would be even more.

I spoke with two civil engineers and an architect: all three confirmed it positively.

A precise calculation from the architect will be made this week as mentioned, if he miscalculated, he will have to adjust the plan again, even if it is annoying, the main thing is that the construction can be realized.
