I would say: leave the colorful pictures on the internet for now while you wait for him, and take a pencil in hand: first write down a room program, then draw the location of the rooms on the site plan and play around a bit with the locations and orientations. Draw the plan yourself and hatch the boundary areas that cannot be built on.

Plan for 12 sqm for a children's room/office/bedroom. Don’t forget the stairs, etc., then you will get a feeling for what works and what doesn’t.

You should possibly keep the shed standing.

ohh sorry, yes the light gray building parts are garages... these will also be demolished

Access should be possible from south and west ...... east 5 m distance, only house

I can’t say anything about the width and height of the plot right now ..... I’m on the go


yes granny flat of course (phone T9 ) ...... we would live in it ourselves first, then later rent out the other part, in case my wife and I are alone later (just a thought).

Wouldn't the garages still be usable? Both as a garage and as storage space? It would save a bunch of money... and an energy saving ordinance is not relevant for that. So if the structure is still okay, I would seriously consider it.

I would then move the house more towards the north so that the main part of the garden lies to the south. Do you have a building window or do you simply have to comply with the setback areas?

I wouldn't build a granny flat from the start, but maybe keep it in mind and plan so that part of the overall living area could possibly be separated for such a project later on (i.e., basically lay all the pipes in advance). A good architect has suitable ideas here.

At the moment, we can only build on the spot of the old property ..... regarding the garages, I will ask my architect again, thanks!!

Why only in place of the old object? That makes no sense to me at all. They should explain that. I would pretty much walk to the office myself, or have the architect do it. Maybe it would even be more favorable for the neighbors if you moved the house further back. We received an exemption from the setback areas because it was more reasonable for all parties involved when we moved our house 2 meters further back, which, however, led to a setback area being violated. As we stand now, we take less sun from the neighbors and we also fit better from the outer lines into the existing structure, so the exemption was not a problem. Those who don’t ask don’t get concessions. If you have good arguments for moving the house northward, I would definitely try (more yield from a photovoltaic system is also a commonly used and usually considered argument!). A good architect can usually achieve something here (unless there are channels running on the rear property and certain easements are registered).

At first it was said ..... "Neighbors could complain about it because it is a commercial area and it is okay at the front, and no one from the neighborhood can complain about that (because the old object also stood there)."

I then spoke with the neighbor (carpentry), he had no objections, he even wanted to confirm it..... I informed a lady from the building authority, then came the statement: we have already decided and that would not be possible, no legal basis was given, of course I will speak to management again, that is not enough for me.

Currently, there is nothing against the object being built further back........
