Reading material on where an architect's cost estimate can develop: The house has a good 20 m² less. And no attic planned for expansion, but with a basement.

I can also say about the architect that he very often carries out such projects, he should have a good impression of the prices.

For example, he had exactly such a property with the same size and it fit as well, just without clinker (same building area).

Prices vary in Germany, that must also be taken into account.

It will be a single contract with a lot of own work.

The uncertainty of cost estimates aside, I still understand if questioners do not want to post their latest wealth tax assessment here, just so that all fellow discussants can set their budget warnings. Nevertheless, I welcome it when forum users like illustrate with their specific example to what extent, for example, terrain modeling efforts are taken into account when the budget is allocated.

Just got the views:

Ground floor:
- the right southern window is also floor-to-ceiling (my architect had forgotten that)

Garage:
- the garage door will face south
- I think the window in the garage would be pointless, right?

Regarding the roof:
- the architect deliberately avoided raising the knee wall because otherwise the building would be too high
- the window facing south, should I enlarge it to let in more daylight?
- can someone calculate the roof pitch or is it determinable? (I have already contacted the architect)
- I would like to fit a small bathroom on the upper floor (shower, toilet, and sink), hope that will work.

Maybe someone has some more ideas, thanks!

The 2m line starts somewhere at 3m from the outer wall. So it will be something between 33-35°.
