Hello,
I'm glad the discussion here has continued. I should have asked what exactly is behind the term.
It is an independent architect commissioned by us but only up to level 4. Surely, you can't expect a detailed cost plan up to that point, but 40% above our stated price expectation in the first rough offers was simply not feasible. It's not worth tendering in detail then. I don't want to criticize the architect here either. It's simply a creative process where the result is not determined from the beginning, and he continues to support us with the new planning.
I have been thinking over the comments, considered further, inserted wall thicknesses, and made the living room somewhat more 'extroverted' through the other door to the guest/workroom.
At first, I also planned with paper, but then I always had to start over to change something small. On the computer, I can now try things out much faster and thus make progress. The floor plan is certainly not exciting. It doesn't have to be. We want a house that is well thought out in terms of layout, which doesn't become more expensive than necessary.
I have rearranged a few things in the floor plan and attached a first draft of the upper floor. The windows are certainly not final but rather placeholders or tests of how things work. I also tried a sketch of the plot. The planned house is orange (ridge line - red line). The building area is the blue polygon. Next to it is purple, the possible building area for a garage. The plot slopes about 1.20 m downwards from the residential block towards the right villa (black rectangle). The house floor plan is now just under 10.50 x 10.50 m. A carport is to be built between the house and the garage, serving simultaneously as a covered entrance and, at the rear, closed off as a shed.
I know it all still looks quite amateurish, but the final polish should come from a professional.
I look forward to further constructive comments. Thanks!
Best regards, LiquidSky
