Bungalow with 140 sqm and garage in the floor plan

Hello,

first of all, thank you very much for your quite constructive criticism of my floor plan. It is indeed not as easy as I thought. But that motivates me to continue working on it and to implement the helpful tips.

The biggest weaknesses I have identified are the location of the utility room, as well as the arrangement of quiet rooms in relation to the louder ones. I am also trying to adjust the size of some rooms accordingly.

Here are the answers to the questions you asked:

- there will be no basement, all the technical equipment must find a place on this level
- the WC in the garage is intended to be used so that when spending time in the garden, you do not always have to use the "good bathrooms" in the house

As an attachment, I have included the plot with a symbolic representation of the buildings. Total size = 644sqm

Do you have such a high floor area ratio on 644 sqm that you can "afford" a bungalow?

Also, I would suspect that you are a bit of a crazy penny-pincher ("good bathrooms," do those still exist in the age of conscious living?) ... but a bungalow is a bit more expensive than a simple 1.5-story house!

... On top of that, you are somewhat resistant to advice when it comes to independent planning - well, see it as a game, but later let a specialist take over.

And what if you put the utility room or the [Technik] under the roof? Then the utility room doesn't have to be so big anymore.

The floor area ratio is set at 0.4. Therefore, construction with a bungalow should be possible. For the outbuildings (e.g., garage), the floor area ratio can be exceeded by 50%.

Of course, my planning is not meant to replace a professional. I just don’t want to adopt the standard floor plans from the house building companies. So far, I have not found any of the many sample floor plans that align with our ideas. Therefore, we will approach the house building companies with our own floor plans, which will then be revised by an architect.

Until then, I have made some new thoughts and tried to incorporate the suggestions brought up here.

So, off again with your opinions.

Yvonne's statement certainly referred to the expected costs, because around 258 sqm of buildable area is not exactly a small amount ...


Is Yvonne correct in her assumption?

I just looked through my partner’s documents (he works, unlike me, with a solid house provider) and found the attached floor plan. Since it is freely available on the internet anyway, I can also post it; it is meant to show you that room layouts – drawn by professionals – belong to a different league; and yet, the floor plan is not even anything special. Even if you think the standard floor plans don’t please you and the attached example by no means reflects your room program, they usually show that the respective designers had something in mind.

With all due understanding for your wish to participate in the design of your bungalow – you have to (at some point) realize that you’re reaching your limits ... there is a reason the profession of architect has its justification ....
