So, as I understand it, it's about the distance spaces. A building needs a certain distance from the boundary. Usually 3 meters. This number increases mathematically if the house is also taller. So the difference between one and two stories. If you have a two-story building, your house must be further away from the boundary. This concerns the height of the exterior wall facing the neighbor. On the other hand: an exception to the distance spaces in construction would be the garage: it may be built within the distance spaces. However, the garage must count externally as a separate building. Your example might not work now because the building part with the utility room and bedroom does not comply with the distance spaces to the neighbor; if the garage including storage room is detached, the garage would be separated, but I don't want to bet on that. The size of this unit might also no longer be approved?! Also, I want to point out for the third time that you are exceeding your limit. Keep in mind: this garage including extension will probably cost about 30,000. You should plan 5,000 to 10,000 for every corner, also for the stairs, 15,000 for the 180 chimney, 1,700 per square meter... But I am not the cost expert here.

I believe that again depends on the interpretation of the respective building authority. Our architect initially planned our garage on the boundary. And it was connected to the building from the beginning (in the first plan still without windows on the right, but unfortunately I don’t have those digitally):

Otherwise, I agree with and : Write down your desired requirements and arrange an appointment with an architect for a free initial consultation. If you get along well with the architect, they might also create a first draft plan for you. Otherwise, also talk to a local general contractor. You already have the orientation on the plot in mind, that was actually the point here. For everything else, I would give the architect/planner some free rein.

Of course it may be connected, but with a "fireproof connection". If you know what I mean. Clearance areas are fire protection. In this case, the garage is not the problem either

However, no living area _in_ these clearance zones is allowed

But as already said: half-knowledge, that’s what architects are for!

I can well put myself in the original poster's shoes. We were in a similar situation and had also fallen in love with the floor plan of the prefab house manufacturer shown in the first post.

We then modified it ourselves with the support of a civil engineer. We liked the result until a professional, who is the brother-in-law of a business colleague and an architect, reviewed it and pointed out the weaknesses to us.

After that, we spoke with 3 architects and all three provided us with a rough draft free of charge that took our space requirements into account.

And what can I say, I am glad we did that. What I want to say is; @Häuslebau3er, don’t plan too much on your own, you’ll eventually get tunnel vision and be so convinced of your designs that you don’t even notice some criticism. Go to an architect or a good turnkey builder—although there aren’t many since most of them use their standard floor plans—and have them design something proper for you.
