Good morning,
@aytex:
I can only make suggestions for improvement if I have some measurements, know the property, and understand the reasons why, for example, the garage is moved to the back.
Basically, a house structure should be adapted to the property. We now have 35 meters in length (unless I miscalculated) and 16 meters in width: I would already prefer a rectangular floor plan (as long as it is allowed by the building envelope).
Then maybe don’t just stick the garage at the back, but move it further forward, because this way you make the driveway unnecessarily long.
Because of the furnishing (shower at the front in the guest WC, dining table in the middle of the room, and kitchen at the back, narrow wardrobe and furnishing in the guest room) there are many objects in the way, so that little can be used properly and nicely. For example, only one person can be in the wardrobe at a time; otherwise, you get in your own way. The wardrobe can only be placed against the rear exterior wall, which again leaves too much circulation space in front that is unused.
A 9 sqm guest room can work, but not with the layout as here.
Groceries have to be carried through the whole house to finally get around the kitchen island to the pantry (with the garage position, even before that around the house), which is clearly too much for a household of four.
You can also see at first glance that the windows in the living room are blocked by the sofa.
One could also just smash it here… but you first ask what the reasons are for this and that to carefully drop a hint... :)
I don’t find the floor plan at all appealing or functional and have no idea how to make it better with small adjustments because so much information is missing. Standard floor plans for square layouts are available on the web that somehow work better, even if just standard. A large rectangular room as living/dining/kitchen also somehow lacks structure.
But that doesn’t matter. You can understand and start anew, or you want it exactly like this. :)
