I would be interested to know who actually set this "magical limit" of 35 - for what even? - That’s crazy if you can’t even say where the 3 sqm are missing for 35?!
By the way... you don’t want to build with them anyway, so just have your architect extend the house by 30cm.

Merry Christmas to everyone.

We have tried to create a new work project with the current architect. But we are not satisfied yet.

I had a template from Medley 126sqm but it is 1.5 stories and I had to reduce the ground floor (We would go for 2 full floors).
The kitchen we saw and would like to include in the floor plan is 3.6 m long, the bathroom on the upper floor is 3.3 m long and 3 m wide. I think we need to extend the current kitchen floor plan by about 45 cm and the bathroom floor plan by about 80 cm. I want to have a technical room of 10m2 (the built-in closet also has to fit). Is it feasible to keep the house within 130 sqm? Thank you.

I really don't know what to be more amazed about: the amount of time you have already been hanging around at the starting blocks, or your belief that the "architect" will ever make progress again.

The architect began to listen to what I was telling him :). More important is to have a good structural engineer who is well versed in cost estimates. I have attached pictures of the desired kitchen and bathroom (this time without a link). I have to raise the utility room and decide on the entrance, hallway, and a wardrobe with or without a window (Medley variant). Or maybe wardrobe and guest WC something like the Raumwunder 100. Then the utility room has to go in the other direction.

Hello! In search of the ideal floor plan, I have to give up the desired U-shaped spiral staircase because of the danger to small children. I should build stairs that are the least dangerous for children (about 4-5 years and 1-2 years). Are stairs with a landing somewhat safer? Of course, I would install double handrails on each side. I would gladly sacrifice a few square meters if the children are safer (and we in old age). I found an example from a forum member; are these good or could they be somewhat safer? Thanks for the tips

If your children are healthy and not disabled, then they can safely go up or down any staircase. At first, it is always a bit difficult, but countless generations of humanity have managed to safely navigate any kind of staircase. I think you are exaggerating. For safety, it is crucial whether the staircase is open or closed and whether the children can fall through the railing on the side. Whether the staircase is a normal turn or has a landing is really not that important. Meaningly, one can even say that a quarter-turn staircase stops a fall and is somewhat shorter and thus safer on a straight stretch. Then you would have to take a twice quarter-turn staircase with narrow balusters, enclosed construction, and a safety mat at the bottom.
