The floor plan should be it; what do you say?

The problem as a layperson is that at some point you think this is it and no longer consider starting over. Here, the living room just happened, upstairs rooms are also lined up next to each other. The bedroom is a walkthrough room, possibly planning laundry upstairs sometime, as is often recommended otherwise. House orientation questionable. Argument with overbuilding: there are always possibilities, not every paving stone is sealed. An architect can advise better and address the objections.

Edit: Utility room hardly furnishable and now the unplanned chute which needs to go somewhere.

Mh, well, there is certainly reason to think about it. So far, we haven’t dared to commission an architect. Since we don’t know how the costs will be, we think normally there would be 3 different ones who each make proposals. But what about the ones you don’t take or if you take none at all and just steal the ideas. Our current house was designed in the floor plan by the executing company according to our wishes (built in 2010). We also had several offers then, but many companies only wanted to design a floor plan with views after the contract was signed, however, we would like to see what we are signing beforehand. Another problem is that we currently live in the Heidekreis in Lower Saxony and the new house is to be built in Schleswig, so we are not in close proximity to companies and architects. Construction is to begin in September or October, although we will only move there in August.

A few words about our floor plan.
We currently have an open living and dining area, but we don’t want that anymore; there should be a separate cozy living area that can be opened by 2 double doors. There should be a home office on the ground floor since it is used daily and you don’t want to go up and down the stairs every day, but make it as easy and pleasant as possible. The attic is to be used as storage space and possibly as a playroom since the space is not optimal for a children’s room itself. There is storage space on the ground floor under the built-in staircase. On the upper floor, this is missing to the benefit of the children’s rooms. Of course, I could now justify everything on its own, but that would certainly go beyond the scope.

We are very grateful to everyone for suggestions, criticism, and ideas, and as long as something can be implemented we will try to do so, that’s why we are here.

However, it must also remain affordable for us. Everything is possible; with the right money such a house can be designed significantly larger, then we would not have to try to get everything necessary in.

We tried here to develop a floor plan that is functional for us and to change or avoid mistakes from the current house.

Unfortunately, the shaft in the dressing room does not fit; it would end up in the kitchen :-(

The terrace extends along the entire living-dining-kitchen side as well as a small one by the home office and the living room window.

Yes, how does it actually work? Do you buy a pig in a poke with the architect? How am I supposed to find one I trust? Ask to see references? Or do I only give the money to the one who gets the contract?

Well, there are, for example, programs like Skype, Outlook, WE-Transfer, TeamViewer, and telephones. Nowadays, I think that’s no excuse anymore.

That’s a misconception, I think. The house from the architect won’t be bigger or more expensive than this one, it will just be better.

Yes, I don’t think it’s so bad either. But a real architect makes it way cooler.

You choose a maximum of 3 architectural firms and conduct "only" talks with them; including regarding the costs! You should forget about "stealing" ideas or even partial designs right away; it will be expensive for you if you get caught ... and you will get caught.


That is only a matter of organization. Architect for the designs nearby and an expert for the accompanying inspection of the favorite of your choice.


Talk to an architect and you will see that there is much more to discover than you can currently imagine. With clever room layout, your 250 will later feel like 300.
