Dear community,
we are finally getting a step closer to our dream of a single-family house.
The plot is purchased, building plans analyzed, construction type decided, etc. We have now commissioned the architect of the general contractor of our choice with the planning assignment and are currently fine-tuning the house planning. I would very much like to take you along on this journey and incorporate your valuable feedback.
The current focus is on the house planning.
Regarding the framework data:
Plot: 1062m2; approx. 25.5m x 41.64m
Orientation: Northwest -> The arrow in the 3D view screenshot comes from the south

Note: I am in exchange with the architect about this. Due to the roof shape (hip roof), the actual living space has shrunk too much. Therefore, further discussions will take place to accommodate the other rooms. I had underestimated the ratio of gross to living space.

Now to my first questions for you:
My biggest construction pain at the moment is the room layout in the attic. There are two alternatives:
- Different roof shape, which generates larger living space in the attic at higher costs
- We give up the playroom on the upper floor, make it a guest room and build only the two office rooms in the attic (no guest room, no bathroom)

Now to my first questions for you:
[*]How do the floor plans appear to you? Are they logical with regard to the dynamics of family life?
[*]The arrangement of the separate apartment was made according to our wishes. We wanted a strict clear spatial separation with a separate entrance. Do you have any comments on this?
[*]Do you consider the utility rooms in the basement to be sufficiently sized (keyword KNX, heat pump, ...)?
