According to Epis' post on page 2, your project would cost you 316,000 EUR without extras and kitchen, but including the land. So where do the remaining 34-84,000 EUR come from now? ;)

And with 20% equity, that can be managed reasonably well with the net income you mentioned.

But not everyone has to be able to afford a home of their own.

Another variant: wait a maximum of 7 more years. Then financing will collapse one after another, because the then (presumably) higher interest rates will no longer be serviceable. Then you can purchase the most beautiful and technically up-to-date houses at a low entry price and will get along very well with your capital.

and as it looks, with real estate given the many new buildings, there will be very many of them .... it’s actually a sad thing :-/

My main concern was a first assessment. We are just beginning our planning, have set a budget that we want to stick to, and accordingly I posted a first "offer" that would suit us. I neither wanted to know if this is state of the art nor did I want to be lectured about what must be considered standard today. If I personally did not like the offer or if the excerpts from the construction specifications did not meet my standard, I would not have posted it or been interested in it. What I would have liked to know was whether our budget is roughly feasible based on the offer, if there is anything serious speaking against the offer, and where additional costs might possibly be expected. Whether what is listed corresponds to your expectations, is over-detailed, or whether own contributions can still be deducted is a completely different matter... I simply cannot imagine that cheaper houses generally stand as ruins after 10 years and need to be completely renovated again...! There are too many providers in this price segment and they have been around quite a long time already...

You seem not to read the answers: The answer is very simple: Your budget will most likely not be sufficient because additional costs will arise for you. Which ones and where, we cannot know because we lack the facts.

When I read prices of 300-500T€ here in the forum, we are also building cheaply with 280T€ for a KFW 70 city villa with 125m² living space including land at 47T€.
Not included in our price is a kitchen, as hopefully the old one will last a few more years, nor a ventilation system. Since, thanks to a construction expert, we planned the incidental construction costs a bit more generously, there might also be some left over for the later planned garage and carport.

Here are a few examples:

Topic Fireplace
For understanding: We are building a small city villa, so an attic use does not seem to be planned at first.
If you want to have a fireplace, you need a chimney for it.
So that the chimney can be cleaned and also accepted, you first have to get up there.
This means
1. you need a pull-down attic ladder -> extra charge
2. you need a walkable attic -> extra charge
3. you need a roof window -> extra charge
4. you need a few stepping steps -> extra charge
5. if the roof pitch is unfavorable, the chimney has to be accordingly high and the chimney sweep needs an attached ladder -> extra charge
6. The fireplace also needs air. In tight houses this means best an external air supply to the fireplace -> extra charge.

After the whole extra charge list, we crossed off the fireplace topic and only signed for point 1 and point 2.

Shower
A nice example of something that was not included in any of the compared construction service descriptions in our case is a shower enclosure.
Only the shower tray was included each time.

Sample selection
While we stayed relatively standard during the actual house sampling (color, roof tiles, front door, windows, window sills), I personally found the sampling in the tile specialist store and sanitary wholesaler most tempting. For electrical work, there will also be a large additional item (more light switches, sockets, network, satellite system, etc.).

Here still a snow guard above the entrance, there an antenna passage stone for the satellite system, some security for windows and front door, electric shutters... well, for the terrace door it would be nice already ... etc.

Sorry shaun123, but here you sound like a stubborn child. I have now read the entire thread. You asked for an assessment from the other users and you got it. To justify their assessments, they mentioned various pitfalls and examples from practice. No one here envies you your dream and probably everyone here would be happy if you can report a successful implementation. After the whole discussion, from my point of view, there is only one final tip: Get a binding offer with a complete construction service description and take it to an expert (e.g. Bauherren-Schutzbund). After thorough examination, he will tell you where you stand. If you are lucky, he finds nothing. With less luck, he finds various points for additions/corrections and can roughly quantify the additional costs for you. Then, hopefully, you have information that you will believe. By the way. Our very first estimate was also around 180,000 euros + land. Already after the first talks with "cheap" providers, we increased the budget. These providers were then eliminated due to sales practices, concealment tactics, etc. With the currently favored construction company, we are investing significantly more again.
