What does the soil report say? Digging out 30cm of soil is nothing. There could still be some costs coming your way. How many square meters is it? Painting work is already quite expensive. We pay about €9,000 for a 138 sqm bungalow.

Where exactly are you building?

The usual. Nothing is surprisingly good or bad. An average construction performance description.

Earthworks: It is likely that you will have to remove more than 30cm. Also, only storage, no disposal of the soil including earthworks are buffer eaters and depend on the ground conditions. You can easily spend a five-figure sum here.

List by me where you can expect additional costs if you upgrade.

- Spruce/Fir visible roof truss or battens, thin-layer glaze
- Q2 interior plaster
- Downpipes end 10cm above the top edge...
- Disposal of gravel for screed
- Tiles up to 50/50 or 30/60
- Tiling work with plastic finishing strip
- Front door plastic
- Bathtub 170 x 0.75
- 1 outdoor water tap
- HAR 4 sockets (two of which are already taken for the technology) We had to retrofit 7 more here for electronics and chargers (household)

What will actually bring additional costs are the connections of the downpipes, rainwater disposal (whatever that may be)
What is nice to have: second safety device for washing machine and dryer, pedestals in the bathroom,
