In solid construction both with wood and stone (Liapor) with 10-12cm mineral wool insulation. Otherwise, these are plastered, as no one is expected to build on them in the foreseeable future. Alternatively, a solid builder also suggested a stone filled with mineral wool.
12 cm will not be enough; both party walls should be built as "ordinary" party walls since no extension will be attached in the long run. Which in turn means that your "8.00 m" will really shrink to *7.16 m* if you want to build monolithically with 36.5 cm party walls. Or to *7.13 m* when using two 24 cm KS party walls plus 16 cm insulation each plus plaster. Of course, you could negotiate with the seller whether you may temporarily build over your property with insulation on both sides in exchange for covering the costs of dismantling.
I am just wondering who gets the idea to buy a middle terraced house – or the plot – when it is clear that no extension will be built for an indefinite time... and why? A long, singularly standing semi-detached house is already stupid... but two sides?

For 158 sqm you should manage with EUR 350k for a plaster building; painting work, floor coverings, incidental building costs such as outdoor facilities or extras are not included.
The offers range between 430,000 and 470,000 when we include all incidental building costs.
If I roughly add the still to be incurred costs (excluding outdoor facilities and terrace) to the EUR 350k, I also come to about EUR 420k. So, the offers you have are not really deviating from the norm; even where you in my opinion want to compare apples and oranges.
