Hello everyone,

this is my 3rd post that I am making here in the forum. So first of all, many thanks for the previous tips I have received from you. I think I have already learned a lot.

The previously created posts are linked below. To avoid any misunderstandings, I will list all the necessary information again. Therefore, it only makes limited sense to read the old posts. For completeness, I have listed them here.

There were 3 rough floor plans to choose from. One was from Yvonne, the second from kbt09, and the third from the planner/us. Many thanks to you two for the good ideas! After a longer consideration period and consultation with the builder, we would like to pursue the third floor plan.





Now to the actual topic.

At the end of April 2019, we reserved a plot (plot no. 10) and started with the floor plan planning. The plot is bound to the builder, and unfortunately, the planner did not prove to be the most creative (myself included). Two weeks ago, we had another appointment with the builder and discussed the three variants mentioned above. We then decided on one variant and would like to pursue it further. We have now received a draft, which certainly still needs improvement.

For this reason, I would like to put the floor plan up for discussion again here and hope for feedback / ideas / suggestions / tips. Maybe you also see (again) things that "just don’t work" or are not practical for everyday life. I myself have already seen a few things I would change, but since we will probably change quite a bit anyway, I have not yet had my own improvement suggestions incorporated into the floor plan. Also, the planner and I have not yet discussed doors and windows.

Attached again is the completed questionnaire.

Development plan/restrictions
Plot size: 819m²
Slope NO
Site coverage ratio 0.4 (allowable exceedance 25 of 100)
Floor area ratio 0.6
Building window, building line and boundary: On the northeast side approx. 31m deep, west side approx. 35m deep, plot width at the front at the street 18.7m and the rear line (building boundary) approx. 27m. The big problem with the plot is the narrow plot width at the front. Depending on how the house is oriented, we have about 19.5m to 20.4m available after the 3m building line on the side facing the street. That means if the house is oriented parallel to the street, it is 19.5m, and parallel to the neighbor in the northeast direction 20.1m.

Edge development: 3m
Number of parking spaces: no specification
Number of floors: maximum 2 full floors
Roof type: Gable roof, hip roof
Further requirements: Garage must have 5m distance to the property boundary.

Requirements of the builders
Style, roof type, building type: Bungalow with hip roof
Basement, floors: no basement due to high groundwater level
Number of people, age: 4 people aged 36 years (woman), 37 years (man), 2 years (child), 7 months (child)
Room requirements on ground floor, upper floor:
Ground floor: living/dining/cooking, utility room, guest WC with shower, hallway with wardrobe and stairs to upper floor, children's room, bedroom, bathroom and storage room.
Upper floor: office, playroom for children and additional storage space.

Office: family use or home office? home office
Overnight guests per year: 1-2x
Open or closed architecture: a mix of both
Conservative or modern construction: a mix of both
Open kitchen, kitchen island: open kitchen with island would be nice but is not a must, closed kitchen also has its advantages
Number of dining seats: 4, with the option for 6-8 would be nice but is not a must
Fireplace: no
Music/stereo wall: sound system in the living room.
Balcony, roof terrace: no
Garage, carport: Space for 2 cars must be available. Currently, I can imagine a garage (3x6) and carport (3.6).[ /B]
Utility garden, greenhouse: [B]no

House design
Who created the plan:
-Planner of the builder / Do-it-yourself
What do you especially like? Why?
-In the wardrobe area and behind the stairs there should be enough space to store jackets, shoes, etc.
-Children’s rooms have a pleasant size and are practically equal in size.
-Living room/kitchen close to the entrance and also garage
-Storage room has a good (central) location
-


What do you not like? Why?
-Garage / carport very far back (but I could probably live with that)
-Utility room comparatively large and long
-Kitchen from my point of view somewhat too large
-Living room only has the desired minimum size and could tolerate 5m² more
-Main bathroom is located between both children’s rooms, and the noise disturbance when showering and using the toilet is probably very high
-Main bathroom could be slightly larger
-Between garage and property boundary, a dead space is created where probably later weeds will grow. Does anyone have an idea how to counteract this?
-The garage is currently planned with 9m length, 6m for the garage and 3m for a storage room. I do not find the current position directly behind the garage optimal


Price estimate according to architect/planner: no new price estimate received so far
Personal price limit for the house, including equipment: 400,000
Preferred heating technology: heat pump

What is the most important/basic question about the floor plan summarized in 130 characters?
The main bathroom is located between the children’s rooms. How can we reduce noise disturbance to a minimum?
Imagine I drive a Skoda Superb into the garage. Since the garage is located at the property boundary and the driveway between house and property boundary becomes narrower, I have to drive in slightly angled. Does this cause problems in everyday life? See also pictures.
Assuming that instead of garage and carport we build a double garage directly at the bungalow. Do we have to consider anything special when building the house?

My favorite house still hasn't become it yet but it is "getting" there gradually.


A building boundary garage, I suppose concrete with about 280 cm internal width, is already moderately enjoyable with the Superb when driving in at an angle. Either your question was just hypothetical and the Superb in reality is probably only an Octavia, then it is less "dramatic"; or the Superb is meant seriously, then take the garage a bit bigger (or rotate it parallel to the boundary, then the carport simply becomes a bit wider at the back). The latter avoids the dirty triangle between the garage and the boundary, and creates a bit of space in the carport for bikes, a rain barrel, or the like.

Child next to kitchen? Somehow the house also has very small/few windows? Especially kitchen and living area?

The only thing I notice is the "wasted" space behind the kitchen island. What do you do with it?

So, fundamentally doable. Better than anything else. I would be bothered that every bedroom somehow has contact with a water pipe. But who knows, maybe that's me being too cautious.

Before I start and, for example, recommend a double door to the open space and move the children's room door to the bottom of the plan, I would still try to shuffle the room layout a bit to get an even better flow. - Possibly the bedroom at the top of the plan, open space in an L-shape, children's rooms next to each other, etc., but unfortunately I don't have time to think this through further. - Possibly after moving the children's room door or shuffling rooms, open the open space a bit more toward the hallway. But that needs to be considered individually.

I agree with ypg, the room layout could be better and I would also prefer an L-shape in the open living area.

to the kitchen doesn't work like this anyway because the distances from the island to the row are too small and the island is not deep enough either, so the "empty" space doesn't really exist anymore. It should therefore not be so empty after a proper kitchen planning (which I would really start early).
