New construction on a new plot without a child - how do we approach it?

Catalogs are good to see what is possible. You hardly find prices there. The construction service description is then the next step for comparison.
Do you have a model home park within reach? Also a good opportunity to see "what is possible" and to get catalogs. You can also simply do some rough pre-planning with a consultant from any company, then you have a price to have something tangible at all.
We started out quite naively, then filtered providers by comparing wall construction and construction service descriptions. We also looked at building blogs to see how the experiences are.
We have now basically settled on one provider who includes [Klinker]. With all the others, that would be an additional cost of 20 - 45 thousand euros for our desired house size (~ 170sqm).

The next larger model home park is, as far as I know, in Hannover or towards Magdeburg But we have already thought about checking it out once we have a free weekend :-) Are you in the prefabricated house or solid construction sector ?? We are very satisfied with our current prefabricated house, even though we were strongly discouraged from getting one back then, we would do it again :-)

How is it basically with an existing property? In the region (Preislage vom Bodenrichtwert) you usually get inexpensive existing properties offered again and again. You move rather counter-cyclically, therefore I would consider the option.

yes, of course that thought has occurred to us as well. however, while looking around in the last 14 days, I noticed the following: either they are very old houses that come with a crazy amount of renovation/restoration, or else they are palaces at utopian prices. since we definitely want a [Bungi], there really isn’t much choice there and somehow there is also the appeal of building now exactly the way we imagine it since there is still time, we will definitely also be looking at houses in the region on the side, but the idea of doing something exactly the way we want it now is definitely appealing.

1.) Define the financial framework. Also consider the worst-case scenario regarding a possible sale price of the existing house. 2.) Look for a plot of land that you like and on which you are allowed to build a bungalow ([Bebauungsplan] or orientation to existing buildings). Ideally without a developer. Beforehand, you have roughly determined the space requirements and therefore know ([Grundflächenzahl]) how large the plot must be at a minimum. 3.) Build (or have built) the house. Meanwhile, once you have roughly outlined the space requirements, you can of course look for suitable bungalows in catalogs. I would not pay attention to the wall construction there, but only look for the appropriate floor plan (does it offer the rooms you need).
