I’m afraid the response here will hardly increase if the members’ concerns are simply ignored without comment. For us, it means you think it’s great as it is – so why kick a dead cow in the neck? I can’t even find the point "What do you not like" in the original post. So what? Everything is bananas.
If I should list what bothers me:
- 3 levels don’t fit the budget and the near future (already discussed – you will see)
Basement:
- Bathroom too narrow
- Utility room very small
- Hobby/child room too large – on the right side it will be a dark crypt corner
- questionable layout: why does the heating need a window when you can hardly turn around in the bathroom? Basement on the other hand huge – what do you do in the middle of the dance hall? Crypt dancing?
Ground floor:
- Carrying shopping bags to the kitchen is a marathon and each time you have to pass the living room at the chill corner. No retreat or quiet zone possible here.
- Although you’re building 200m², the hallway is relatively narrow because the wardrobe wasn’t recessed into the wall.
- No windows on the right side in the living room – are there reasons for that?
Upper floor:
- Children’s room too big – but you want it that way
- Does the laundry room include the washing machine?
- No natural side light at the washbasin – window missing
- Personally, I prefer the bathroom in the east – but that’s a matter of taste.
Views would be interesting. So far this all looks quite asymmetrical for a townhouse.
Is there actually an exit to the balcony now?
I want to say something good as well:
I like the size of the kitchen and living area.
I definitely didn’t want to leave the members’ comments unanswered; I will still respond to the other comments.
Regarding your objection to the budget, many members have described it as well, stating that our cost estimate is too low. If we can’t manage with that amount, we will have to finance additional funds.
We are waiting here until we have requested the major trades from the companies, then we will see if the structural engineer sticks to their cost estimate.
Regarding your questions:
Basement:
- Yes, the bathroom is narrow, but in my opinion it should be absolutely sufficient for one person.
- Also the utility room, we don’t need more since only the heating will be installed there.
- The hobby/child room has two windows, with the larger one getting light from the south side; the room probably won’t be flooded with light but should be sufficient in our opinion.
- In the utility room (heating room) no window is planned, only a light well is provided.
Ground floor:
- The way with shopping bags to the kitchen is indeed too long, you’re right; that’s why we plan a patio door leading to the parking space. The window shown is the patio door. Unfortunately, the kitchen furniture is still drawn in on the plan, but the furniture obviously won’t be there.
- The hallway is sufficient for us; currently we live in a terraced middle house with only a 1.2 m wide hallway, so we are not too spoiled.
Upper floor:
- The children’s room size is our daughter’s wish.
- The laundry room should contain the dryer and washing machine.
- The position of the washbasin can be changed to allow natural light inflow. We will arrange it accordingly.
An exit to the balcony is not planned; it would also exceed the budget.
