Thank you! Those are very precise details... but in that case, if the building plot for which I am on the waiting list comes through, I could get it considerably cheaper. According to my calculation, about 60-70K. I have to think that over again.

Very unlikely. They calculate quite well and use their fixed positions, not prices that change all the time. With catalog companies, many things are missing, e.g. the base slab, transport, etc. Earthworks, incidental construction costs... I don’t know your offer, but it probably includes the outdoor area as well?

yes, everything is all inclusive except the kitchen for 650k. It's a lot of money, but here a resale property, which is significantly smaller and older, already costs 500-600k. New construction up to 10 years old is about the same price. In general, I even have the feeling that resale properties are almost more expensive. The only option would really be to build yourself. But if you say that won't be much cheaper either, then it should be fine.

The only thing would be that you could do some of the earthworks yourself, for example, or the garden landscaping. The craftsman wages are of course included in the AI offer.

How does the tax office prove to me that I had already decided on a house builder before purchasing the land? Or if I only notify the tax office of the purchase of the undeveloped land, then isn’t the land tax only assessed on the property?

You often see houses where the text says "Sale of the land is done through one of our partners." I always thought that in that case you only pay transfer tax on the land. But apparently, I am mistaken.... :(

As stated, if the contracts are connected, you have to pay the real estate transfer tax on both. You are also obliged to declare this truthfully. Regardless, the tax office apparently also has its methods to find those who try to avoid it.

If a company mediates a property "through a partner," it is a connected transaction. Hardly any company will agree to procure a property and then have the buyer build with someone else. Therefore, they will conclude an additional contract or similar to secure this. And thus the real estate transfer tax is due on everything. You also have to consider that such a condition is rarely disadvantageous for the construction company. Properties are scarce, and if someone objects to the high property tax, the next one will come tomorrow.
