Can you actually calculate in advance how much the earthworks will approximately cost? As often read in the forum, this is the cost factor that probably causes the most fluctuations..



We were recently in a new development area visiting a show home of a general contractor. There we met several building families from the other house constructions and one was building with an architect. He recommended his to us as well. I then called directly and was told to send the documents in advance by email. Done, no response. After 3 weeks I called and asked, and was told that it was currently so busy that I would have to wait several months. To me it sounded more like an excuse...

Keep your head up, these "setbacks" at the beginning are stupid but also have their good side - you can't need anyone who is not passionate about you.

Some people feel that way about architects. My brother-in-law had the same problems. Earthworks, I would talk to some companies and ask for a quote or cost estimate. This varies greatly by region.

Hello again!

Since I still couldn’t find a free architect for the time being, I got in touch with a general contractor. I gave him all the plans in advance.

Yesterday, the site manager of the general contractor came to see the property in person.

His recommendation: to bring the house to the level of the private road, so that the driveway is not so steep, with the house entrance facing east, so that access to the property is via the driveway with steps, and the house entrance itself then requires no further steps. Or the steps up to the property from the driveway and then a path to the house entrance, if it is to be located in the north.

In addition, he advised me to prefer the height in plan 23.27 as a "completely finished point," with lawn etc. Otherwise, we would have to support the entire property again with L-stones, because the supports of the houses from the rear development would "collapse" if we remove the soil.

He also looked at the soil survey and said the clay has to be removed.

That will destroy my entire calculation...

The general contractor just called me and informed me that our driveway onto the property needs to be widened from 3.50m to 5m due to the height differences, as the sides must be supported by L-walls.

As a result, we lose 1.5m on the south/west side. And with our limited property, 1.5m is quite a lot for us.

Therefore my question: does this make sense or do you see an alternative?

Also, I have a question for clarification: if I set the house’s top edge of finished floor to 22.50, will I then have a level access to the terrace since the points there are higher? Would I then have to remove soil, even if it’s just a few centimeters, or how does the level access come about?

What is the status of things?

Are you still planning?

Why can't the car be parked on the street? Is that a garage?

Why does the house set back 0.65 m from the street? Because of the wall heights?

Why 3.5 m instead of 3 m to the property boundary?

Is there a plan from the approval planning?
