Financing: How much did your house cost?

......my two cents on DIY work. Since we were quite limited regarding DIY work (real estate developer), a few things were doable, which I don't think I would have handed over to a craftsman. On the one hand, no one would have executed it according to my standards because the working hours would have been exorbitantly high.

We had about 120m² of 15mm oak solid wood planks installed. I coated all the planks on my knees myself with a first coat of colored oil and a cloth. Afterwards, I sealed them with hard wax oil. I invested about 40-50 hours here, and it still looks great after 6 years.
For the drywall roofing, I was able to take that trade out. Through contacts, I then found someone who refined the surface to Q3-Q4 quality. I always had to tell the poor guy that I pay by working hours and not by m², and I don’t regret a cent.

I laid the teak terrace myself. The contractor cost was around 12-15K. Material about 4-5K. About 50-60 hours all screwed hidden. Sure, I don’t get a good hourly wage, but the result convinces...

With a lot of DIY work, you just have to be careful not to spend the money saved afterwards on the divorce lawyer. According to the motto "Two build a house and one looks out."

Oh dear... but yes! You should be 110% sure that you want to go through something like that together! The stress is at least twice as high as you thought before! From my own experience :X

..... I actually found it kind of pleasant stress. But it was also the second property. We are now considering getting involved in a new apartment construction project. We would then plan and supervise the development as freely as possible. About 70-80m2, construction volume approx. 400K. For the parents or us in 30 years

I had so far also perceived it as pleasant stress, as it was actually enjoyable and in retrospect a great time. However, it probably depends a lot on the surrounding factors (neighbors, craftsmen, etc.).

Built 2019/2020 in turnkey construction in southern Bavaria
Solid construction with 36.5 Poroton T8 bricks without basement
Living area: 245m² + 27m² usable area + 120m² attic (20cm knee wall)
Single garage inside the house
Partial wooden facade in larch
Balcony in larch
Windows made of larch
Two wooden staircases in oak
Roof overhang 1.5m
Underfloor heating with brine heat pump
Ventilation system
Tiles (bathrooms, entrance) and parquet (oak country house planks).
Panorama fireplace (10k€)
Floor-to-ceiling shower with rain shower and everything else that nowadays is almost standard in bathrooms
Sat and network throughout the house
Kitchen in solid but simple design. (There are exhaust hoods for 4,000€ (!!) - crazy)
Otherwise little tech gimmicks (KNX or something like that)
Overall, I would classify it as medium equipment.

What we paid for it:
Plot: 1,000m²: 0€ Would have been priceless anyway
House: 540,000€ incl. all additional costs + outdoor facilities
Own work: ventilation system, kitchen assembly, painting windows
More own work was hardly possible/profitable due to turnkey construction and not possible due to distance from the last place of residence.

In total therefore
It is just under 2,000€/m² for living area + usable area including all additional costs and outdoor facilities.
It could certainly be cheaper - but can also be more expensive.

What bothers me about the costs in retrospect is only that the already low interest rates simply halved again within 1.5 years. Once the contract is signed, one should simply never deal with interest rates again.
