If all that is included in the 330K euros, then you are also far from the 2-2.2K €/sqm living space, which is always considered the minimum price/sqm here in the forum.

That's true. But if I deduct 30k for the double garage and 70k for the basement from you, it comes to 1400 Euro/m2. That is also very low, but maybe still possible in some regions. The sqm prices are always without basement, garage, incidental construction costs, outdoor facilities, and furniture. There is currently the benchmark value of 2,200 Euro +- 700 Euro regionality. So I can still imagine your price, but the other post with 1,100 Euro per m2 is not possible. Someone wants to pull the wool over our eyes or has massive errors in their calculation :O

We end up at just under 600T€ (excluding land) for our semi-detached house including garage 3x9m and outbuilding (storage rooms) 4x9m including ancillary building costs Our semi-detached house 260sqm and the other semi-detached house (two rented apartments) 160sqm Move-in in 2 weeks / the tenants are already in

Compared to the mentioned forum prices, we also built cost-effectively.

All trades were contracted individually within a radius of 30km. No subs.
Most trades were contracted at the beginning of 2018. Built 2018-2019. Move-in at the end of 2019.

Within the 350,000 roughly:
-150 sqm living space in solid construction with 36cm Poroton
-80 sqm living basement
-6x9 brick garage with 70sqm terrace on top
- brick fireplace
- 2-layer lime plaster
- oak wooden staircase
- large tiles (150x100cm)
- 16 windows with [Raffstores]
- 50sqm granite terrace

Done in own labor:
- complete trade contracting and construction management and coordination
- screed insulation
- roof insulation
- all niches in bathroom and living area by ourselves
- painting work
- garage built
- complete outdoor facilities in own labor
- all earthworks we could distribute among neighbors in the new development area

So, 2.5 years ago it was still possible to build with us for <1800/sqm
