325,000 euros for 175m² living space including a basement for living with a single garage and 20m² terrace completely ready to move in (including all floors, also in all basement rooms and all painting work, mainly textured paint). Solid construction with decentralized ventilation system and air-to-water heat pump. 2 large bathrooms plus guest WC. Additional building costs 30,000 euros (including [Finanzamt]/ all earthworks / notary etc.) Without consideration of outdoor facilities and land.

Condo on the ground floor in a two-family house. Built in 2013 for 252k Kfw 70 new construction with all in (painting work, parquet, etc.). 105 sqm living space. 25 sqm terrace and outdoor area for personal use in the declaration of division. Very happy with it

Well then, I'll undercut all the prices

- Plot 525m² 5 minutes from the city limits of Dresden / 20 minutes to the city center
- KFW 70 house, 2 stories, 125m²
- Outdoor facilities by the landscape gardener (24m² terrace, paving and earthworks up to lawn seeding)
- Steel garage 50m²
- All special equipment
- All materials for own work (mainly floor coverings on the upper floor + painting work)
- All construction and ancillary purchase costs

All together for just under 300 k€ (of which the plot is 47 k€).

floor-level open shower in the main bathroom,
additional shower in the guest bathroom,
heat pump with flat plate collectors including underfloor heating,
manual roller shutters (electrical only on patio door)
upscale tile work
additional sockets/light switches etc. (sufficient but not oversized)
dark stained cantilevered bolted staircase
improved burglar protection
here and there a few small details

So, a walk-in shower is standard nowadays, right? Especially since it’s not significantly more expensive, if you’re building new anyway, it doesn’t matter whether I install a shower channel or a shower tray. Without the shower, it wouldn’t be a guest bathroom but a guest WC, manual shutters an extra???, what are upscale tiling works?, "sufficient" electrical installation is standard (sufficient = grade 4), KNX would be, for example, upscale or an extra...

No offense intended, but this is the case I meant, everything that is more than absolutely cheapest is labeled as upscale.

In appraisals there are 5 levels:

1 and 2 are no longer up to date but still functional, level 3 can be described as what is currently the common or affordable standard among the mentioned companies, level 4 is then upscale, this includes triple glazing, electric shutters, special burglary protection, multiple LAN and TV connections, etc. (this is probably, at least in large parts, the most common level that is built), level 5 are, for example, KNX, video and alarm systems, air conditioning and all sorts of luxury like slate roofing up to the "golden faucets."

Therefore, as I said, I would classify most houses largely as upscale, but few will have installed all the special features.
