Financing: How much did your house cost?

I can only confirm that. In the Munich district hardly anyone builds for less than €500K. NOT because everyone wants a luxury pad, but because that price is the absolute minimum. Not even standard prefab houses are possible because the plots are too small, so it almost always has to be a custom architect-designed house adapted to the plot. On top of that comes the mentioned enormously high price for the craftsmen.

A €600K house here corresponds rather to a €400K house in an average location.

Hi everyone,

I moved into my semi-detached house at the end of 2019. The construction phase was from mid-2018 to the end of 2019. We have 129 sqm + an attic converted into living space.

Since we awarded all trades independently and only used craftsmen from the local area (who are often already well known), we were able to achieve a price of around €1,200 per sqm (excluding exterior work and incidental construction costs).

In addition, of course, a lot of own work was necessary. (Insulation and drywall on the upper floor and attic, help with the construction of the roof frame, painting the roof overhang, lots of helper tasks and preliminary work, etc.)

The house was built in the commuter belt of Hamburg (although already in Lower Saxony).

For a rough overview of the equipment:
- Gas heating
- Underfloor heating in every room
- Concrete stairs
- Fully tiled basement as well as stairs
- Electric exterior blinds all around
- RC2 windows
- LAN + SAT in every room
- Attic converted into living space (not included in the above sqm number)
- Guest bathroom with walk-in shower
- Bathroom with walk-in shower and bathtub

So I do think that it is still possible to stay well below the mentioned figures of €2,000 - €2,500 per sqm without living in a garden shed. It should be clear that a large amount of own initiative is also required for this.

Just to add: The house was built solidly and is fully clad with bricks.

Hi, it could be possible if you have time, are on site, and possibly have enough helpers/support. There is somewhere here - keyword: Jana - an example where all of this is supposedly available but apparently not used... Regards Olli

Of course, you need the time and the will for it. We spent our entire vacation, almost every evening after work, and every weekend of these 1 1/2 years on it. But for me, it was definitely a good time. Yes, it was exhausting and stressful. But it was worth it. And it's nice to be so closely involved in the construction and to have done a lot of the work yourself. That way, the house feels even more "mine" :) PS: I have to look for Jana sometime
