Berlin near the Tierpark, so 15 minutes to the city center, built in 2011

145 sqm living space and about 60 sqm unfinished attic

Solid construction with ETICS

Underfloor heating with gas + solar thermal

A lot of additional electricity through KNX at a high expansion level, almost 100 sockets etc. Network and SAT in almost all rooms including bathrooms and kitchen etc. Aluminum roller shutters everywhere, touchscreens in central locations, and Berker B.IQ touch sensors for operation and information.

Various extras such as mahogany parquet on the ground floor, double-leaf door to the living room, central controlled residential ventilation with heat recovery, etc.

And all for 200,000
The plot was extra about 60,000 for 450 sqm

Basic package for outdoor facilities was included in the package price, but we expanded it a bit, so about 20,000 more for paving, fence etc.

After all, you primarily buy the location, not the house on it, so it can be a bit more.... Our large landowner was humane, fully developed in the coastal protection strip (under 100 m to the water) for 120 Euros / sqm The other side 5 min walk, real, Aldi, Bauhaus and bus stop, only to the doctors it is a few meters more. But we digress..

Are you all lucky with your properties... Here in the south we dream of that

18 minutes south of Stuttgart, direct connection via a 4-lane federal road, rail connection to S and 15 minutes to the airport = 430m² for 135,000€ - and that was a mega bargain here in the area! Prices are far above 400€. 5 minutes further already at 600€, another 5 minutes further at 800€/m2 and Stuttgart suburbs start at 1200€

DEFINITELY.

It's like with us. Every cm closer towards Düsseldorf costs enormous amounts of money per square meter of land.

5 minutes less driving time: 200 euros/sqm more.

It was already pure madness in 2013 and it’s now cheerfully continuing exponentially here.

Land prices are rising almost daily. Every day there’s an article in the newspaper and anyone who reads the ads... gets dizzy.

People buy and pay. They have to, if they want to build. Every spot here is sold, whenever there’s an orange cloud on the horizon you know: A plot is being sold, everyone rushes there.

Personally, I think these land prices are madness and way too expensive.

In F...? That’s really a bargain then, was it a bankruptcy auction? *g* We are a few exits further south on the B and paid 180,000€ in total for 439m².

Nearby No, private property of a company. 180k is steep, but what can you do... you don’t get anything in the area
