With the current land prices, it is also better to just compare the house costs a bit ... That varies by 10 km difference by sometimes 100-400 euros per m2

    [*]Rectangular gable roof house with 1.6 m knee wall, without dormers etc. (single-story), without basement

    [*]Total of 190 sqm living area - additional ~ 60 sqm area in the attic not developed.

    [*]Insulation layer in the top floor ceiling.
    [*]Knee wall-L brick for interior on ground floor and upper floor (115 and 175) and exterior walls (175). On top 16 cm mineral wool core insulation clad with a brick for 0.6 €. 8 cm perimeter insulation under the slab. In the end, there was the KFW55 sticker.

    [*]47 sqm window area, white plastic in RC2N on ground floor. 3 m lift-and-slide door on ground floor. Aluminum roller shutters with electric tilt switches.

Your land prices are brilliant. Here you get something for your hard-earned money, same goes for the house. Great features!!!!!

Here with us, you come up empty in comparison. Colleagues are almost jealous if someone has a 500 sqm spot like mine, which already costs double in my relatively cheap area (correction: cost, prices are skyrocketing here too). One town over it’s three times as much, and heading towards Düsseldorf it gets insanely expensive.

PS: Included in every bit, so all costs from connections through land, notary to mailbox and access road. Moving. Kitchen installation. Interim furniture storage and so on. So all costs that the house construction directly or indirectly caused.

370T (about 10T are still missing in the garden, let's leave those out).
135 sqm
480 cubic meters
Results in:
2,740 / sqm (which is not bad at all for local conditions)
770 / cubic meter

Remaining plots in the previous new development area would have been available for €35/m². However, we did not like the surrounding buildings. Now it looks like this:
